Many Expensive Apartments in Daejeon Yuseong-gu... 'Yuseong Haneulchae Hi-Air' April Sale

- In 2023, 50% of 164 transactions over 1 billion KRW in Daejeon occurred in Yuseong-gu
- Close to the traditional affluent area Dunsan-dong and featuring many new apartments

The area with the most expensive apartments in Daejeon has been identified as ‘Yuseong-gu’.


According to the Ministry of Land, Infrastructure and Transport's real transaction price disclosure system, from January 1 to December 31, 2023, there were 13,040 real transaction cases, of which 164 transactions involved properties priced over 1 billion KRW. Notably, half of these 164 transactions, 82 cases, were concentrated in Yuseong-gu, Daejeon. Among the top 100 real transaction prices in Daejeon, apartment complexes were found in various neighborhoods of Yuseong-gu such as Bongmyeong-dong, Gajeong-dong, Doryong-dong, Sangdae-dong, and Yongsan-dong, with Seogu Dunsan-dong being the only area outside Yuseong-gu to appear.


The most expensive apartment complex in Yuseong-gu was the mixed-use residential complex Smart City in Doryong-dong. Smart City Complex 2 (exclusive area 203㎡) was sold for 2.7 billion KRW in June 2023, and Smart City Complex 5 (exclusive area 205㎡) was sold for the same amount in October 2023.


The 84㎡ exclusive area was almost monopolized by Yuseong-gu as well. Among the top 10 transactions, Smart City Complex 2 in Yuseong-gu ranked first with 1.2 billion KRW. Five of the top 10 transactions were from Smart City Complexes 2 and 5. Other high-ranking complexes included Doan Hoban Verdiom in Bongmyeong-dong at 1.2 billion KRW, Daejeon I-Park City Complex 1 in Sangdae-dong at 1.1 billion KRW, and Doryong SK View at 1 billion KRW, all located in Yuseong-gu.


An industry insider stated, “Yuseong-gu in Daejeon is considered an emerging affluent area as it encompasses Doan New Town, benefits from the living infrastructure of Seogu Dunsan-dong, and enjoys various development prospects. Demand is expected to increase as more buyers turn their attention to Yuseong-gu, which offers relatively newer complexes while enjoying the infrastructure of Dunsan-dong and the central commercial district of Yuseong.”


In this highly preferred residential area of Yuseong-gu, Daejeon, a landmark complex with a super high-rise height of up to 47 floors is set to be supplied, attracting attention.


Kolon Global plans to launch sales in April for the super high-rise mixed-use residential complex ‘Yuseong Haneulchae Hierr’ in Bongmyeong-dong, Yuseong-gu, Daejeon. The complex consists of four buildings ranging from four basement floors to a maximum of 47 floors above ground, with 562 apartments sized 84 to 112㎡, 129 officetel units of 84㎡, and commercial facilities on the first and second floors. All units are characterized by their rarity as medium-to-large-sized units.


Yuseong Haneulchae Hierr offers a double station area environment, within walking distance of Yuseong Oncheon Station on Daejeon Subway Line 1 and Line 2 (tram construction planned for 2024). It takes about 20 minutes to reach Daejeon Station (subway, KTX·SRT Gyeongbu Line) via Yuseong Oncheon Station on Line 1, and convenient access to Sejong and all areas of Daejeon is available via Gyeryong-ro and Doan-daero.


Various lifestyle convenience facilities and a pleasant natural environment are also advantages. In addition to commercial facilities within the complex, large shopping centers such as NC Department Store, Homeplus Yuseong Branch, and E-Mart Traders are easily accessible, along with major hospitals and academy districts around Yuseong Oncheon Station. The Dunsan academy district is reachable within 10 minutes by subway, and nearby academies such as Yangyoung Academy are also adjacent. Additionally, Gapcheon Stream is located next to the apartment complex, offering permanent views of Gapcheon for some units, and abundant green spaces and a pleasant residential environment are provided by Wolpyeong Park, Yuseong Oncheon Park, and Gapcheon Park.


A Kolon Global sales representative said, “Yuseong Haneulchae Hierr has a definite locational advantage as it is situated between Doan New Town and Dunsan-dong. As a super high-rise mixed-use complex with up to 47 floors, it is expected to become a regional landmark due to the rarity of medium-to-large units, which are hard to find nearby.”
