Additional Selection of Moa Town in Myeonmok-dong and Junghwa-dong, Jungnang-gu... Seoul City’s Highest Total of 13 Locations

Jungnang-gu (District Mayor Ryu Kyung-gi) areas around 139-52, Myeonmok 2-dong and 299-8, Junghwa 2-dong have been additionally selected as project sites at the ‘2024 2nd Seoul Moa Town Site Selection Committee.’


With this, the number of Moa Town sites in Jungnang-gu has increased to 13, the highest among Seoul’s autonomous districts.


‘Moa Town’ refers to a small-scale housing maintenance project that combines aging low-rise residential areas within 100,000㎡, where large-scale redevelopment is difficult, into a single development similar to a large apartment complex.


The selected sites around 139-52, Myeonmok 2-dong and 299-8, Junghwa 2-dong consist of densely packed aging multi-family and multi-household houses, causing chronic parking shortages and poor infrastructure, which have inconvenienced residents.


Additionally, many semi-basement houses are distributed, making urgent improvements to the residential environment necessary.


Accordingly, the district has been promoting the designation of Moa Town to resolve residents’ daily inconveniences and improve the residential environment comfortably.


The district began establishing the ‘Moa Town Management Plan’ for each site in the first half of this year and plans to complete the designation process by 2025.


The main contents include ▲land use plans ▲upgrading zoning classifications ▲plans for infrastructure such as roads and parking lots ▲building density plans including building coverage ratio and floor area ratio, establishing the basic management direction for the site areas.


District Mayor Ryu Kyung-gi stated, “Currently, Jungnang-gu is the most active autonomous district in Seoul in creating changes in the residential environment, with redevelopment and reconstruction projects underway in a total of 25 sites including the newly selected Moa Town sites. We will do our best to ensure all projects proceed smoothly to promote residential stability and improve housing standards.”
