With the price of apartments for sale rising for the 11th consecutive month, the sentiment that "now is the cheapest" is spreading.
According to Hug on the 19th, following a 12.29% increase in private apartment sale prices last year, the national average rose by 0.4% in January this year. The average price per pyeong for private apartments in January was 17.43 million KRW, marking an 11-month continuous upward trend. This is attributed to increased construction costs due to higher financial expenses, raw material prices, and labor costs.
In fact, the average daily wage in the construction industry in the first half of this year was 270,789 KRW, a 6.01% increase compared to the same period last year (Korea Construction Association). Additionally, ready-mixed concrete prices have accumulated a 34.7% increase from December 2020 to December 2023, cement prices rose 54.6%, and rebar prices increased by 64.6% during the same period (Korea Construction Policy Institute).
It is expected that apartment prices will continue to rise. The escalation of raw material prices is accelerating due to the overlapping conflicts of the Russia-Ukraine war and the Israel-Palestine war.
