Jungheung Construction Group's Jungheung Togeon and SK Ecoplant consortium announced on the 16th that they have opened the model house for ‘Songam Park Jungheung S-Class SK VIEW’ and have officially started pre-sale.

‘Songam Park Jungheung S-Class SK VIEW’ will be built on 177-5, Songha-dong, Nam-gu, Gwangju Metropolitan City, consisting of 17 buildings ranging from 3 basement floors to 27 above-ground floors, with a total of 1,575 units of 84㎡ and 108㎡ exclusive areas.

The units include 591 units of 84㎡A, 419 units of 84㎡B, 196 units of 84㎡C, and 369 units of 108㎡.

Applications will be accepted starting with special supply on the 26th, followed by first priority on the 27th, and second priority on the 28th. Winners will be announced on March 7th, and official contracts will be signed from March 18th to 20th.

The average sale price of ‘Songam Park Jungheung S-Class SK VIEW’ is set at 16.49 million KRW per 3.3㎡. Considering the recent nationwide rise in apartment prices, this is regarded as reasonable.

Additionally, the first installment is fixed at 10 million KRW to reduce the financial burden on homebuyers. Anyone can apply without restrictions on re-winning. Furthermore, the resale restriction period is only six months, making it relatively free from regulations.

Songam Park Jungheung S-Class SK VIEW is an apartment complex embracing a park created through a private park special project (Songam Neighborhood Park). The private park special project refers to a development plan where more than 70% of an urban park site is made into a park, and the remaining 30% is used for residential facilities and others.

Since it is developed together with the park, residents can enjoy the large park as if it were their own backyard, experiencing a pleasant living environment while also having permanent views.

Songam Neighborhood Park, covering approximately 370,000㎡, will be developed as an eco-friendly ecological space with various cultural facilities centered around three themes: ▲ Dynamic Park (Hwalbit Madang), ▲ Eco-Healing Park (Solbit Madang), and ▲ Community Park (Neulbit Madang).

Hwalbit Madang will include a cultural welfare center, a soccer field, a campground, playgrounds, and various leisure activity spaces. Solbit Madang will feature an ecological learning center and resting areas, providing residents with spaces to leisurely enjoy the surrounding natural environment.

Neulbit Madang will be designed as a community space where residents can harmonize through meeting areas, urban gardens, and health yards.

The benefit of being located right in front of an elementary school site, known as ‘Chopuma’ (elementary school within walking distance), also draws attention. Additionally, Hyochon Middle School and Inseong High School, among other school districts, are within walking distance. Moreover, the nearby academy districts in Jinwol-dong and Bongseon-dong, known for their high educational enthusiasm in Gwangju, are also close, creating a favorable learning environment.

The location also offers access to the central living area of Nam-gu, Gwangju. The large residential complexes of Hyochon District and Jinwol District are nearby. Jinwol District is considered the central residential area of Nam-gu, and Hyochon District has developed into a residential area housing about 30,000 residents.

Economic revitalization benefits are also expected. Recently, the Songam General Industrial Complex, located right next to ‘Songam Park Jungheung S-Class SK VIEW,’ was finally selected for the ‘Urban Regeneration Innovation District’ project. Gwangju City expects this area to attract various companies and create jobs related to the future automobile industry.

Expectations for improved transportation conditions are also high. The ‘Gyeongjeon Line Hyochon Station’ is located near the complex. Recently, Gwangju City has been promoting a plan to include Hyochon Station in the ‘Gwangju~Jeonnam Naju Metropolitan Railway Line.’ If Hyochon Station is included in this line, travel to the Honam region will become much more convenient. Additionally, the proximity to the Second Ring Road Hyodeok IC makes vehicle travel easy.

The premium of a large-scale complex is also noteworthy. With a total of 1,575 units, it boasts the largest scale in Nam-gu, Gwangju. Accordingly, various high-quality designs and community facilities suitable for the scale of the complex will be created to enhance residents’ living convenience.

Meanwhile, the ‘Songam Park Jungheung S-Class SK VIEW’ housing exhibition hall is located at 275, Gyeongyeol-ro, Buk-gu, Gwangju Metropolitan City, and the expected move-in date is December 2027.
