Results of the 4th Seoul City Architecture Committee Review: 4 Cases Approved

On the 14th, the Seoul Metropolitan Government announced that the Architectural Committee held the previous day approved the architectural reviews for the Samho Garden 5th reconstruction project, the officetel and multi-family housing project in Cheongdam-dong 53-8 area, the redevelopment project of Sinchon Mapo 4-12 district, and the redevelopment project of Sewoon 5-1 and 3 districts.
The Samho Garden 5th reconstruction project will create a total of 305 households, including 46 rental housing units. The city’s architectural committee designated the Samho Garden 5th reconstruction site as a special architectural district. It planned to create a diverse urban landscape that harmonizes with surrounding facilities and the complex, and to remove fences within the complex to connect the inside and outside as an open street space.
On the low-rise section along Seocho Jungang-ro on the west side, various public open facilities such as a small library, senior citizens’ center, daycare center, and community support center are planned to form a community space shared by the public.

The new officetel and multi-family housing construction project on Gangnam-gu Cheongdam-dong 53-8 and one other lot adjacent to Yeongdong-daero near Cheongdam Station on Line 7 will be a building with 7 basement floors and 26 above-ground floors, consisting of 26 multi-family housing units, 7 officetel units, and neighborhood living facilities.
The front of the building will be covered with six curved glass panels, and the building height plan was established to harmonize with the skyline along Dosan-daero and Yeongdong-daero. A publicly accessible open space connected to the adjacent lot will be created, and neighborhood living facilities will be planned on the first floor along the street to provide convenience for pedestrians and residents.
The redevelopment project of Sinchon area Mapo 4-12 district near Seogang University Station on the Gyeongui-Jungang Line will consist of two buildings with 5 basement floors and 24 above-ground floors, housing 236 urban-style residential units and 42 officetel units. A pedestrian path connecting public walkways of adjacent districts will be created in the center of the site, and neighborhood living facilities will be placed nearby. Pedestrian-priority roads will be arranged on the north and west sides of the site to activate the low-rise street frontage.
The redevelopment project site of Sewoon 5-1 and 3 districts near Euljiro 4-ga Station will have office facilities and neighborhood living facilities in a building with 8 basement floors and 37 above-ground floors. The city’s architectural committee instructed to maximize the open green space on the ground level, link it with open spaces on the low floors, and develop a plan that maximizes public accessibility in the open space on the top floor. From the top floor, views of natural scenic resources such as Bukaksan and Namsan will be available, and a circular walking trail will be created to secure public viewing and resting spaces.
Han Byung-yong, Director of the Seoul Metropolitan Government’s Housing Policy Office, said, "Public open spaces in narrow and poorly managed buildings impair the aesthetics of the city and street spaces, so careful development plans are necessary." He added, "We will strive to plan high-quality public open spaces through architectural committee reviews so that they can fulfill their original function as public resting places."
