Promotion of Maintenance Plan (Draft) Establishment and Maintenance Zone Designation... Service Completion by December 2025
Gangbuk-gu, Seoul (District Mayor Lee Soon-hee) initiated the "Mia-dong 258 Area Housing Redevelopment Maintenance Plan Establishment and Maintenance Zone Designation Service" on the 2nd.
The "Mia-dong 258 Area Housing Redevelopment Maintenance Plan Establishment and Maintenance Zone Designation Service" being promoted this time is for the second phase procedure of redevelopment projects, which is the establishment of a maintenance plan (draft), and the third phase procedure, which is the designation of a maintenance zone.
The main service tasks include ▲basic investigation and status survey preparation ▲establishment of the maintenance plan (draft) and collection of consent forms related to the proposal of the plan ▲calculation of estimated contributions ▲resident briefing sessions ▲preparation of maintenance plan designation documents, and the district plans to complete the service by December 2025.
Previously, the Mia-dong 258 area (with an area of 145,064.8㎡) began to be promoted as a project in April 2021 when residents requested a preliminary review of the redevelopment maintenance zone to the district.
The district conducted a preliminary feasibility study and urban management plan establishment service in May 2022 in consultation with Seoul City at the residents' request, and completed the service in July 2023 after a resident opinion survey.
In the preliminary feasibility study, out of 2,973 landowners, 2,137 (71.3%) responded to the opinion survey, among whom 1,881 (63.3%) supported the project, and 12 (0.4%) opposed it.
Subsequently, to expedite the project, the district decided to promote the maintenance project through a rapid integrated planning method in consultation with the Mia-dong 258 Redevelopment Promotion Committee, and Seoul City confirmed the area as a candidate site for the rapid integrated planning along with Beon-dong 148 area in November 2023.
If the maintenance plan (draft) prepared through the service meets the requirements for plan establishment, such as consent from landowners, the district plans to designate the area as a maintenance zone through procedures including review by the Seoul City Urban Planning Committee. Thereafter, the area will proceed with the full housing redevelopment procedures such as approval of the establishment of the association and approval of the project implementation plan.
Lee Soon-hee, Mayor of Gangbuk-gu, said, "The Mia-dong 258 area has many aged houses that are well over 30 years old and lacks basic infrastructure, so it is a place where residential environment improvement is necessary," adding, "We will spare no administrative support so that this district can become the center of the Dobong-ro area living zone."
