Jeonse Rents Up 0.04%
According to the weekly KB Apartment Market Trend data released by KB Real Estate, nationwide apartment sales in the first week of February fell by -0.04%. Jeonse prices rose by 0.04%, showing a similar increase to the previous week.
Seoul apartment sales decreased by 0.05%, while jeonse prices maintained an increase of 0.08%. There were no areas in Seoul where sales prices rose; most areas experienced slight declines, including Geumcheon-gu (-0.20%), Nowon-gu (-0.17%), Guro-gu (-0.09%), and Jungnang-gu (-0.08%).
Seoul jeonse prices increased in Gwanak-gu (0.28%), Guro-gu (0.17%), Seodaemun-gu (0.15%), and Mapo-gu (0.14%), while Geumcheon-gu (-0.09%), Jungnang-gu (-0.06%), and Gangdong-gu (-0.05%) saw decreases.
In Gyeonggi-do, sales fell by -0.03% compared to the previous week. Suwon-si Yeongtong-gu (0.06%) and Gwacheon-si (0.02%) saw increases. Gimpo-si remained stable, while Gwangju-si (-0.15%), Anseong-si (-0.09%), and Siheung-si (-0.09%) experienced declines. Apartment jeonse prices in Gyeonggi-do rose by 0.08%, with Suwon-si Yeongtong-gu (0.65%) and Suwon-si Paldal-gu (0.38%) among the areas that increased. Gwangju-si (-0.17%) and Dongducheon-si (-0.17%) saw decreases.
In Incheon, sales dropped by -0.04%. Seo-gu (0.02%) saw an increase, but Michuhol-gu (-0.21%), Gyeyang-gu (-0.09%), and Dong-gu (-0.07%) declined. Jeonse prices rose by 0.10%.
KB Real Estate stated, "Looking at the buyer-seller trend index, Seoul is at 25.4, indicating fewer buyers and many seller inquiries continue," adding, "Seoul's buyer dominance index slightly decreased from 26.4 last week to 25.4, showing a situation with many sellers."
They continued, "Among the five metropolitan cities excluding Incheon (24.9), Daejeon (19.5) is the highest," and reported, "Ulsan is at 18, Gwangju at 12.4, Daegu at 10.5, and Busan at 10.3, all indicating a seller-heavy market below 100."
