At the Heart of Seoul's Four Great Gates, 'Gyeonghuigung Ubora' Gains Popularity

New apartments located in the very heart of Seoul are emerging as the focal point of the New Year’s housing market.

Apartments developed in such prime locations are characterized by a wide range of living infrastructures including transportation, education, shopping, nature, and administrative facilities. This allows residents to handle all necessary daily activities close to home, resulting in high residential convenience and steep increases in housing prices.

Especially amid the economic downturn, where cautiousness in home purchasing has become the norm, the importance of location has grown even more. There is a noticeable trend of housing demand concentrating on complexes that offer excellent proximity to workplaces with good transportation, prestigious educational environments, central commercial districts, and medical infrastructure.

Amid this, a new apartment enjoying the most central location within Seoul’s Four Great Gates area is scheduled for supply in February, drawing significant attention. The protagonist is ‘Gyeonghuigung Ubora,’ introduced by Bando Construction through the Yeongcheon District Housing Redevelopment Project in Seodaemun-gu.

‘Gyeonghuigung Ubora’ is located in Yeongcheon-dong, Seodaemun-gu, Seoul, consisting of two buildings ranging from five basement floors to 23 above-ground floors, with a total of 199 apartment units sized 59 to 143㎡ and 116 officetel units sized 21 to 55㎡. Among these, 108 apartment units of 59 and 84㎡ and 11 officetel units of 21 to 22㎡ will be available for general sale.

The location of ‘Gyeonghuigung Ubora’ can be described as overwhelming. The complex is situated right in the center of Seoul, within the Four Great Gates area. This provides a convenient transportation environment for quick commuting, and it is equipped with diverse living infrastructures including all elementary, middle, and high school districts, parks, shopping malls, hospitals, and government offices.

The most notable feature is its double subway station accessibility. ‘Gyeonghuigung Ubora’ is within walking distance of Dongnimmun Station on Subway Line 3 and Seodaemun Station on Line 5. As a complex with excellent proximity to work in Seoul’s three major business districts?CBD, YBD, and GBD?it is expected to command a premium. Additionally, major roads such as Tongil-ro, Sajik-ro, and Saemunan-ro are nearby, making travel by car convenient.

The educational environment is also excellent. ‘Gyeonghuigung Ubora’ is about a five-minute walk from Geumhwa Elementary School, ensuring safe commuting for children. Furthermore, all school districts including Gyeonggi Elementary, Dongmyeong Girls’ Middle School, Inchang Middle and High Schools are located around the complex, and prestigious universities such as Ewha Womans University, Sogang University, and Yonsei University are nearby, which is expected to attract strong interest from parents.

Abundant living infrastructure also draws attention. Traditional markets like Yeongcheon Market are right in front of the complex, along with large shopping facilities such as Lotte Department Store and Lotte Mart nearby. Cultural and administrative facilities including Sejong Center for the Performing Arts, Seoul Museum of Art, Seoul History Museum, community centers, Seoul City Hall, and Seodaemun Police Station are also adjacent. In particular, large medical facilities such as Kangbuk Samsung Hospital and Severance Hospital are conveniently accessible, contributing to a safe and healthy residential life.

The residential environment is also pleasant. ‘Gyeonghuigung Ubora’ is located right in front of Dongnimmun Cultural Park, allowing residents to enjoy the park as if it were their own backyard. Additionally, abundant green spaces such as Seodaemun Independence Park and Ansan Jarakgil walking trails are provided, enabling residents to enjoy a relaxed lifestyle in the city.

Bando Construction plans to enhance the completeness of the complex with innovative specialized designs. ‘Gyeonghuigung Ubora’ is mainly composed of small to medium-sized units preferred by actual users, sized 59 and 84㎡, and offers practical living spaces with high spatial utilization through 4Bay designs (in some units).

The model house for ‘Gyeonghuigung Ubora’ will be set up in the Hangang-daero area of Yongsan-gu, Seoul.
