Recently, Dong-gu in Daejeon has been attracting attention due to large-scale development projects. With reconstruction and redevelopment maintenance projects underway alongside the development of the Daejeon Station area, the region is expected to establish itself as a more pleasant area with an excellent transportation network.


In fact, the maintenance project for Seongnam 1 District in Daejeon is in the final stages of relocation and demolition, with sales scheduled to begin soon. Meanwhile, Seongnam 2 District, Seongnam 3 District, and Gayang 5 District are preparing for project implementation approval.


Additionally, there are multiple development plans including private development around the complex bus terminal area, Gayang 1 District, and Soje District residential environment improvement projects, which will transform this area into a large-scale emerging apartment town with approximately 20,000 households.


The Daejeon Station area development project, centered around the KTX Daejeon Station, aims to create a complex cultural facility integrating various amenities such as residential, educational, cultural, and commercial facilities. Once completed, the living environment and foot traffic around the station are expected to increase, further enhancing the regional value of Dong-gu, Daejeon.


A representative example of a KTX station area development project is Gwangmyeong Station in Gyeonggi-do. Apartments in Iljik-dong near KTX Gwangmyeong Station have formed higher price levels compared to surrounding market prices. According to real estate price trends from Real Estate R114, the average apartment sale price in Iljik-dong is 36.63 million KRW per 3.3㎡, which is higher than both Gwangmyeong City (27.84 million KRW) and the Gyeonggi-do average (19.91 million KRW).


As the regional value of Dong-gu, Daejeon rises due to large-scale development projects, the ‘Hillstate Gayang The Wise’ constructed by Hyundai Engineering & Construction is also gaining strong popularity.


The apartment complex, located in the Gayang-dong area of Dong-gu, Daejeon, is designed with 3 buildings ranging from 4 basement floors to 49 above-ground floors, with units sized between 84 and 155㎡, totaling 358 households. It also secures ample parking space with 1.71 parking spots per household.


‘Hillstate Gayang The Wise’ is expected to serve as a landmark as the tallest apartment complex in the area. Designed with 49 floors, the highest in Dong-gu, Daejeon, it offers unobstructed views and a spacious feel with 2.5m high ceilings. Additionally, the three-sided balcony design applied to all units provides a comfortable and wide usable area, allowing for generous space utilization.


The large unit floor plans are also notable. The 105㎡A type features two master bedroom dressing rooms, providing ample clothing and storage space, and living room windows on two sides to maximize openness. The 105㎡B type includes four rooms with an alpha room, offering spacious living options, while the 108㎡ type incorporates a 4Bay design and a large dressing room, enhancing both luxury and practicality.


The apartment complex also boasts excellent transportation connectivity. ‘Hanbat-daero,’ one of Daejeon’s main arterial cross roads, is located right next to the site. Additionally, Dongbu Station (tentative name), a planned station on the Daejeon Urban Railway Line 2 tram line set to begin construction this year, is located very close to the complex. This line is scheduled to open in 2028.


Located in the original city center with established living infrastructure, residents can enjoy a convenient lifestyle. Nearby amenities include E-Mart, Shinsegae Style Market, CGV, Youngpoong Bookstore, and Daejeon Korea Hospital, along with numerous financial institutions and commercial establishments.


‘Hillstate Gayang The Wise’ also offers excellent educational environments for children. Within a 1 km radius of the complex are Gayang Elementary School and Gayang Middle School. To ensure safe commuting for children, the elementary school will provide free school bus services. Moreover, nearby recreational areas such as Maebong Children’s Park, Seongnam Children’s Park, Gobongsan Mountain, and Maebongsan Mountain offer a pleasant lifestyle.


The apartment is scheduled for occupancy in October 2024, allowing for quick move-in, and move-in cleaning will be provided for all units. Contracts can be made with a 5% down payment (first installment of 5 million KRW), and a full 40% interest-free benefit on the intermediate payment is offered. Additionally, the resale restriction period is six months, after which free resale is possible. Sales have commenced on a first-come, first-served basis.
