Completion of Gwanak 1st Mini Reconstruction 'The Hive Central Apartment'

Fast Mini Reconstruction Possible Within 5 Years from Association Establishment to Completion! (Legal Small-Scale Reconstruction)... Old Apartments from Basement 1 to 4 Floors Reborn as Apartments from Basement 1 to 11 Floors

Gwanak-gu (District Mayor Park Jun-hee) has unveiled its first mini reconstruction project, ‘The Hive Central Apartment’ (formerly Daedo Apartment).

The district transformed the old Daedo Apartment, which was a deteriorated building with 1 basement floor and 4 above-ground floors (40 households), into a new apartment complex with 1 basement floor and 11 above-ground floors (75 households) through a small-scale reconstruction maintenance method.

Unlike general reconstruction, small-scale reconstruction omits procedures such as safety inspections and designation of maintenance zones (establishment of maintenance plans). Additionally, since the project implementation plan includes the management disposition plan, the maintenance project can be promoted within a short project period, making it a favored maintenance method in recent low-rise residential area developments.

Daedo Apartment, completed in the 1970s, received an E-grade result in a detailed safety inspection in 2012, after which reconstruction efforts began. However, the project progressed slowly due to difficulties in coordinating opinions among residents.

Subsequently, the Special Act on Vacant Houses and Small-scale Housing Maintenance was enacted in 2018, revitalizing small-scale housing maintenance projects. Encouraged by this, the district swiftly obtained approval for the establishment of the association in 2019 and project implementation approval in 2021, thereby reactivating the reconstruction of the old Daedo Apartment in earnest.

The main construction of the old Daedo Apartment, which began in March 2022, was finally granted final completion approval on the 17th. The district achieved the meaningful result of completing the reconstruction project from association establishment to final completion approval in less than five years, a relatively short period.

The newly completed ‘The Hive Central Apartment’ area is conveniently located near Seoul National University Station on Subway Line 2 and Soongsil University Station on Line 7, providing easy access to public transportation. It is also adjacent to Bongcheon Elementary School and Bongwon Middle School, offering a favorable educational environment.

Moreover, it is well-equipped with convenient living infrastructure such as Gwanak Jungbu Market, Gangnam Goryeo Hospital, and banks, which is expected to provide excellent residential conditions for both association members and new residents.

District Mayor Park Jun-hee stated, “The successful completion of the small-scale reconstruction project of the old Daedo Apartment has brought a fresh breeze to Gwanak-gu’s maintenance projects,” and added, “The district will generously support the active and smooth promotion of small-scale maintenance projects, including small-scale reconstruction and street housing maintenance projects.”
