Yangcheon-gu Holds Resident Briefing on Redevelopment Plan for Mokdong 6th Complex, the First Reconstruction Project

Yangcheon-gu (Mayor Lee Gi-jae) announced on the 11th that on the 16th at 2 p.m., a resident briefing session on the reconstruction maintenance plan and designation of the maintenance area (draft) for Mokdong Apartment Complex 6 was held at Yangcheon Haenuri Town, stating that Complex 6 will be reborn as a symbolic core landscape complex representing Mokdong in the future.

This maintenance plan (draft) reflects the Seoul Metropolitan Government's Rapid Integrated Planning Guidelines, which balance public interest and business feasibility, and was first concretized in Complex 6, which was the first among the 14 Mokdong apartment complexes to pass the safety inspection. Based on this, the district plans to use it as a reconstruction guideline for all Mokdong apartment complexes and positively lead the reconstruction of other complexes.

According to the plan, Mokdong Complex 6, covering an area of 102,424.6㎡ in the Mokdong 911 area, is expected to transform from the existing maximum of 20 floors and 1,362 households to a maximum of 49 floors and 2,120 households.

The maintenance plan (draft) was derived by reflecting the three major principles of the Rapid Integrated Planning Guidelines aimed at the 100-year future urban vision of Mokdong and local conditions. The main contents include ▲creating an urban landscape symbolizing the future Mokdong ▲reorganizing public facilities and pedestrian/green networks in response to future spatial structure changes ▲planning distinctive street environments that accommodate residents' diverse lifestyles ▲plans for new public infrastructure due to reconstruction.

First, since Mokdong Complex 6 is located at the entrance of the Mokdong housing development district and National Assembly-daero, a symbolic gateway landscape was designed by setting scenic viewpoints along the arterial road and placing a design tower residential building, considering the urban context and landscape flow to create a diverse skyline.

Second, to enhance accessibility to major public facilities such as Anyangcheon Stream and Mokdong Sports Complex, a public pedestrian passage and green space connecting Complexes 5 and 6 to Anyangcheon were created, and a pedestrian overpass connecting the complex to Mokdong Sports Complex was planned.

Third, to create distinctive street landscapes on every street, Mokdongdong Road facing the central commercial district of Mokdong was designated as a design-specialized section along with the central commercial district. In particular, to create a three-dimensional space, an open community will be installed on the first floor of the public pedestrian passage connecting to Anyangcheon, and a three-dimensional pedestrian deck connecting residents' walking routes will be installed on the second floor.

Fourth, since the reconstruction of Mokdong Apartments, which is being promoted on the scale of a mini new town, is expected to cause a rapid population increase upon completion, plans for new public infrastructure reflecting future changes were included to establish an efficient administrative service system and provide one-stop welfare services.

The district conducted a public inspection announcement of the maintenance plan (draft) in December last year to gather residents' opinions, and after collecting feedback through this resident briefing session, it plans to submit the maintenance plan to Seoul City, the authority for designating the maintenance area, within the first half of this year after going through the opinion hearing process of the Yangcheon District Council.

Lee Gi-jae, Mayor of Yangcheon-gu, said, “Mokdong Complex 6, the leader in reconstruction among the 14 Mokdong apartment complexes, will become a guide for the entire Mokdong apartment reconstruction,” and added, “The district will spare no administrative support to ensure that the long-awaited reconstruction of Mokdong Apartments by local residents proceeds swiftly.”
