The Seoul Metropolitan Government announced that the aging low-rise residential area around 555 Geoyeo-dong, Songpa-gu, will be redeveloped into a newly built apartment complex with 359 households.
On the 17th, Seoul revealed that on the 15th it held a Small-scale Housing Maintenance Integrated Review Subcommittee meeting and approved a revised version of the Moa Town management plan with these details. Moa Town is a small-scale housing maintenance management area where aging low-rise residential areas under 100,000㎡, which are difficult to redevelop on a large scale, are grouped together to establish a management plan and promote maintenance projects.
The target site is an area densely populated with old low-rise single-family and multi-family houses. It was selected as a Moa Town target site in the first half of last year, and the management plan began to be established in November of the same year. After a public inspection by residents, the project can now be systematically promoted through this review.
The project, which was previously divided into three small-scale Moa Housing sites, has been consolidated into one location, and the zoning has been planned to be upgraded to a Category 3 General Residential Area. Through this, a total of 359 Moa Housing units will be built, an increase of 234 households from the existing 125 households.
The management plan includes improvements to the residential environment such as zoning upgrades and the maintenance of infrastructure including roads and social welfare facilities. It also specifies building setback lines of 2 to 3 meters and creates sidewalk-type green spaces to improve the pedestrian environment, as well as widening existing roads to secure two-way lanes. The nearby senior center, built in 1987 and now aging, will be relocated to a new site considering accessibility.
Once designated as a Moa Town, owners of multi-family and multi-unit housing lots can combine individual lots to jointly develop apartments on a block basis through the Moa Housing project, a street housing maintenance project. During the project implementation process, benefits such as zoning upgrades (from Category 1 and 2 General Residential to Category 2 and 3 General Residential), expansion of the project implementation area (from within 10,000㎡ to within 20,000㎡), relaxation of aging standards (from 67% to 57%), and easing of building height restrictions will also be provided.
