- Private apartment prices up 11.66% in one year
- Apartments in Wonju Innovation City subject to price ceiling system
Recently, with the acceleration of price increases in apartment sales, apartments subject to the price ceiling system have been gaining attention. It is expected that homebuyers seeking to purchase their own homes at reasonable prices will focus their interest on these apartments.
According to the Housing and Urban Guarantee Corporation (HUG), as of the end of October this year, the average sale price per 3.3㎡ of private apartments nationwide was 16,810,200 KRW. This represents an 11.66% increase compared to one year ago. In particular, prices in provincial areas have risen even more steeply. During the same period, the average sale price of private apartments in provincial areas surged by 13.88%.
This upward trend in sale prices is expected to continue for the time being. This is due to the steady rise in prices of materials such as cement and rebar. Additionally, from next year, construction costs are projected to increase by about 30% due to the mandatory application of zero-energy building standards.
In this environment, homebuyers are turning their attention to apartments under the price ceiling system. These apartments are characterized by being supplied at prices lower than the surrounding market prices. Therefore, not only is it possible to purchase a home at a reasonable price, but there is also potential for capital gains from future increases in housing prices. Especially recently, with the easing of real estate regulations, the number of places subject to the price ceiling system has sharply decreased, increasing their scarcity value.
Real estate experts explain, “In this era of high inflation, as sale prices rise rapidly, the movement of homebuyers seeking apartments priced reasonably under the price ceiling system is becoming active. Particularly, apartments under the price ceiling system in provincial areas are evaluated more highly in the housing market because they are exempt from various regulations such as 2-3 years of mandatory residence and 6 months of resale restrictions, which apply in the metropolitan area.”
- Only some units of 115㎡ remain... Financial benefits such as contract deposit loan support and interim payment loan interest support are added

The Wonju Innovation City, where the complex is located, is a public land development district where the price ceiling system is applied.
