Near Cheonho Station, '40-Story Hangang View' Complex Transformed... Over 1,500 Households Supplied

Low-rise residential areas in Cheonho-dong, Gangdong-gu, Seoul, are being transformed into a Han River view complex. A total of about 1,500 households will be supplied in Cheonho A1-1 and A1-2 districts, with buildings up to 40 stories high.

On the 14th, the Seoul Metropolitan Government announced that it held the ‘8th Urban Planning Committee Rapid Integrated Planning Authorization Subcommittee’ the day before and approved amendments to the ‘Gangdong-gu Cheonho A1-1 Housing Maintenance-type Redevelopment District Maintenance Plan’ and the ‘Gangdong-gu Cheonho A1-2 Housing Maintenance-type Redevelopment District Maintenance Plan.’


The target site is adjacent to Cheonho Station and Cheonho-daero, making transportation convenient. It is located in an area rich in local specialized resources such as Gwangnaru Hangang Citizens’ Park and Pungnap Toseong, making it a region harmonized with cultural resources. It is expected to be transformed into a distinctive residential complex with easy access to Han River views and convenient living facilities.


Following the confirmation of this maintenance plan, the Cheonho A1-1 district will have a residential complex with up to 40 floors and 747 households. It was selected as a public redevelopment candidate site in March 2021, and with the participation of the Korea Land and Housing Corporation (LH), efforts were made to establish a harmonious plan between residents and the public.


In particular, Seoul secured project feasibility by applying a floor area ratio exceeding the legal limit of 360% through the relaxation of floor area ratio regulations in the public redevelopment project, while establishing a plan that guarantees public interest by including 267 rental housing units. Considering that about one-third of the district area is designated as a ‘Historical and Cultural Environment Preservation Area’ subject to height restrictions of 8 to 14 floors, a skyline gradually rising from Pungnap Toseong was planned, and the height was relaxed (from 35 floors to 40 floors) in areas not subject to these restrictions.


Since the site is located adjacent to the Han River, various landscapes that allow views of the Han River are being created, and a pleasant pedestrian pathway connecting to Gwangnaru Hangang Park has been prepared.


The Cheonho A1-2 district will be reborn as a residential complex with a maximum height of 40 floors, a floor area ratio of 300%, and 781 households.


By staggering the tower-type main buildings, Han River views are maximized, and a public pedestrian pathway connecting to the A1-1 district has been planned to create a living environment that allows residents to enjoy the Han River up close.


Community facilities centered on history and culture to preserve the long history and local culture of Pungnap Toseong will be located along the public pedestrian pathway and developed as facilities open to the general public, providing a place for harmony with local residents. As open community facilities, cultural facilities and historical experience facilities where visitors can view Pungnap Toseong historical relics and related materials, as well as the Pungnap Toseong observatory, will be planned with relaxed floor area ratio regulations.
