Additional Moa Town Designations in Hwagok-dong, Dunchon-dong, Cheongnyong-dong, etc... 7,000 Housing Units to be Supplied

A total of six locations, including four in Gangseo-gu, one in Gangdong-gu, and one in Gwanak-gu, Seoul, have been additionally designated as Moa Towns. Through this, housing supply is expected to reach a scale of 7,000 households.

Seoul City announced on the 8th that it held a Small-scale Housing Maintenance Integrated Review Subcommittee the day before and approved the 'Moa Town Management Plan' with these details. Moa Town is the city's small-scale maintenance model that promotes maintenance projects by combining old low-rise residential areas within 100,000㎡, where large-scale redevelopment is difficult, into one.


The areas that passed the Moa Town review this time are four locations around 1130-7, Hwagok-dong, Gangseo-gu, one location around 77-41, Dunchon-dong, Gangdong-gu, and one location around 1535, Cheongnyong-dong, Gwanak-gu.


The Hwagok-dong area in Gangseo-gu was mostly built with small-sized houses including multi-family houses, resulting in very poor residential environments due to parking shortages and lack of green spaces. Being adjacent to Gimpo Airport, redevelopment was also difficult due to height restrictions and aging conditions.


With the approval of the Moa Town management plan for the four locations in Hwagok-dong through integrated review, the areas adjacent to the natural landscape district around Bongjesan will have low-rise buildings arranged to protect the scenery, and the area around Hwagok-ro will have street activation facilities and mid- to high-rise housing.


Specifically, a total of 1,171 Moa houses will be built in the area around 1130-7, Hwagok 6-dong, Gangseo-gu.


To facilitate smooth vehicle traffic from Gonghang-daero to Kkachisan-ro, the road width will be increased from 4-6m to 10m, and a three-dimensional road will be developed.


A total of 1,025 Moa houses will be constructed in the area around 1087, Hwagok 1-dong, Gangseo-gu. The existing park will be expanded and relocated, and street-type commercial facilities will be arranged along the living street considering the existing commercial district.


The area around 354 and 359, Hwagok 1-dong, Gangseo-gu, adjacent to the Moa Town, will have 3,509 Moa houses along with public offices and parks.

The area around 77, Dunchon-dong, Gangdong-gu, will have 1,168 Moa houses, a newly established 3,500㎡ park, and a public parking lot with 80 spaces.


When promoting the Moa housing project, guidelines were presented to upgrade the zoning from Type 2 General Residential Area to Type 3 General Residential Area to enable harmonious and creative buildings.


The Moa Town area in Cheongnyong-dong, Gwanak-gu, is a hilly residential area where new and old buildings are mixed, making large-scale development and infrastructure maintenance difficult. By pre-designating the Moa Town this time, a foundation was laid to enhance project momentum such as establishing associations.


The pre-designation of Moa Town applies relaxed criteria such as project area and aging to allow rapid project promotion by designating the Moa Town target area as a management area even before the management plan is established.


Han Byung-yong, Director of Seoul City's Housing Policy Office, said, "There are still many places in Seoul where redevelopment is difficult despite poor residential environments such as old low-rise residential areas," adding, "We will continue administrative support as the Moa Town system enables the supply of quality housing including residential environment improvement."
