IS Dongseo Unveils 'Ulsan New City Aileen's Garden Phase 1' Complex

IS Dongseo announced that from December 1 to 4, it held an open house for the “Ulsan New City Eilin's Garden Phase 1” complex located in Deokha District, Ulju-gun, Ulsan City.

The music practice room, VR experience room, and large-scale multipurpose gym located on the second basement floor attracted residents' attention from the entrance, while various community facilities heightened expectations.

At the indoor climbing gym, participants experienced activities under the guidance of professional instructors, and at the fitness center equipped with Pilates machines, stepmills, and InBody devices, as well as the indoor golf practice range, they received one-point lessons and tried them out.

Residents enjoyed walks with their families, admiring the landscaping decorated with various trees and the camping site. Despite the chilly weather, many contract holders gathered at the kids’ water park located above ground, looking forward to the upcoming summer after moving in. Children played energetically while parents watched over them, enjoying warm roasted sweet potatoes and beverages, according to officials.

IS Dongseo prepared spaces where residents could not only inspect each unit but also directly experience the community facilities.

An IS Dongseo official stated, “In a situation where many complexes are avoiding high-end community facilities, built-in appliances, and premium finishing materials due to rising construction costs, Ulsan New City Eilin's Garden is the last complex in Ulsan where all these benefits can be enjoyed.”

With the smooth move-in expected for Ulsan New City Eilin's Garden Phase 1, interest in Phase 2 is also growing. The Phase 2 units, located in B2 Block of Deokha District, consist of 967 households with exclusive areas of 84 and 99㎡, spanning from the second basement floor to the 33rd floor, forming a large complex of 1,770 households together with Phase 1.

Additionally, financial benefits that reduce the burden of funds are attracting attention. A fixed contract deposit system has been introduced, allowing contracts to be made immediately with only 5 million KRW. Most notably, the intermediate payment (60% of the sale price) is entirely interest-free, effectively reducing the sale price by the amount of loan interest. A real estate official said, “In a high-interest-rate environment where mortgage loan rates are around 7-8%, interest-free intermediate payments can reduce financial burdens.” The first-come, first-served sale for Ulsan New City Eilin's Garden Phase 2 is currently underway at the model house, which is located in the Samsan-ro area of Nam-gu, Ulsan City.
