Explanation of the Management Plan (Draft) for Prior Designation of Moa Town Management Area
Scheduled for Submission to Seoul City in December This Year, Targeting Completion of Management Area Designation Notification in the First Half of Next Year
Gangbuk-gu, Seoul (Mayor Lee Soon-hee) held a residents' briefing session on the 4th for the preliminary designation of the Moa Town management areas in Beondong 3 District (around Beondong 411) and Suyu-dong 1 District (around Suyu-dong 52-1).
These two areas were selected as Moa Town target sites last October. Approximately 120 participants, including landowners and stakeholders, attended the residents' briefing sessions held at 5 PM (Beondong 3 District) and 7 PM (Suyu-dong 1 District) on the same day.
At the briefing, Director Lee Geun-oh, who is in charge of establishing the management plan, explained the progress so far, the current status of the target sites, the direction of Moa Town promotion, and future management plans.
This was followed by a Q&A session covering ▲tenant measures ▲future plans if the 80% consent rate for integrated development is not secured ▲sales plans for commercial property owners, among other topics.
The district office plans to collect residents' opinions on the preliminary designation of the Moa Town management areas until 6 PM on the 7th, and after undergoing integrated review by the Seoul Small-scale Housing Maintenance Integrated Deliberation Committee within this month, officially announce the preliminary designation of the two areas as Moa Town management plan zones in the first half of next year.
Once the preliminary designation is made, the project area will expand from 10,000 m² to 20,000 m², and relaxed standards can be applied, such as reducing the aging rate from 67% to 57%.
Additionally, the district is considering an integrated development plan for the two areas reflecting residents' opinions at the time of preliminary designation. If integrated development is applied, the existing floor area ratio can be increased, and the maintenance effect can be maximized through zoning upgrades, flexible building layouts, and road expansion.
Mayor Lee Soon-hee of Gangbuk-gu said, “I hope this Moa Town briefing session served as a stepping stone to resolving residents' questions about Moa Town and Moa Housing and to creating a highly satisfactory management plan (draft). We will spare no support to further activate Moa Town and Moa Housing projects in Gangbuk-gu, starting with the first case of preliminary designation of Moa Town in Gangbuk-gu.”
Meanwhile, the district has been operating the Moa Town Field Support Group, composed of experts in urban architecture, urban administration, and urban maintenance, since November 21 at the Rehoboth Suyu Business Center (308 Dobong-ro, Gangbuk-gu, 8th floor of Bukhansan Sky) every second and fourth Tuesday and Wednesday of the month from 2 PM to 6 PM. The group supports explanations and consultations on Moa Town and Moa Housing, as well as conflict mediation for civil complaints.
