Gangbuk-gu, Seoul (Mayor Lee Soon-hee) will hold a resident briefing session on the rapid integrated planning (draft) for the housing redevelopment candidate site in Beondong 441-3 area at 7 p.m. on the 7th in the Gangbuk-gu Office auditorium (4th floor).
The Beondong 441-3 area was selected last December as a target site for the rapid integrated planning housing redevelopment project through a Seoul city public contest. To shorten the private maintenance project period, Seoul City and Gangbuk-gu are promoting the project using the rapid integrated planning method, which supports various plan establishments and procedures from the early stages of the project.
The area is a 10-minute walk from Suyu Station on Line 4, and the Opaesan Tunnel runs through the center of the site. To the south, there is Odong Neighborhood Park and Opaesan Mountain, providing a forest-adjacent residential environment. Around the site, the Moa Town project is being promoted in Beondong 1 to 5 districts and the Beondong 411 area.
About 98% of the buildings are over 20 years old, and approximately 92% are underground or semi-basement structures. Due to the characteristics of the area located on the slopes of Opaesan Mountain, there is a steep slope (about 14 degrees), raising concerns about safety accidents caused by road icing in winter. Additionally, narrow back roads without clear separation between sidewalks and roads, and a lack of living infrastructure such as parking lots make residential environment improvement urgently needed.
At the resident briefing session held that day, the blueprint to transform Beondong 441-3, a densely populated area of old low-rise residences, into a “pleasant residential complex on the slopes of Opaesan Mountain in the city” will be unveiled for the first time.
The district plans to upgrade the current Type 1 and 2 general residential areas to Type 3 general residential areas to secure project performance and public interest, establishing a foundation for rational urban management and project promotion. On top of the Opaesan Tunnel, a themed park connected to Odong Neighborhood Park and an open community will be created.
The rapid integrated planning draft for Beondong 441-3 is expected to be established around December after the resident briefing session. Subsequently, it will go through procedures such as ▲public inspection announcement ▲maintenance plan drafting ▲Seoul City Urban Planning Committee review, and will be finalized upon the official announcement of the maintenance plan decision. During this process, architectural plans and housing supply plans may be subject to change.
Lee Soon-hee, Mayor of Gangbuk-gu, said, “This area will be a leading model of hillside residential areas where nature and the city meet, and an open apartment complex where the city, nature, and residents communicate and restore community.” She added, “We will spare no support to shorten the project period through rapid integrated planning so that the area can quickly improve its residential environment.”
