Yeongju's Leading Project 'Yeongju Zai Signature' Community Draws Attention

As the real estate market is being reorganized around actual demand, competition among communities to attract quality-of-life-focused buyers is intensifying. Simple community facilities have lost their competitiveness, leading to the establishment of premium community facilities representing the region to win over buyers.


Just a few years ago, apartment community facilities typically consisted of resident exercise facilities and senior centers. Moreover, these were often located in corners of the complexes, resulting in low usage and frequent complaints about occupying space. However, with the recent increase in buyers who prioritize quality of life, the trend in the sales market has shifted to creating various facilities within the complex?such as fitness centers, golf practice ranges, and saunas?where residents can enjoy daily pleasures without going far.


For example, earlier this year, ‘Godeok Ja-i Centro’ in Pyeongtaek, Gyeonggi Province, established ‘Club Jaian,’ a premium community facility featuring a fitness center, GX room, and golf practice range, becoming a landmark representing the area. It recorded an excellent competition rate of 45.33 to 1 in the first-priority subscription, clearly demonstrating buyers’ preference for premium community facilities.


Similarly, ‘Pohang Ja-i The Ocean,’ supplied last year in Pohang, Gyeongbuk Province, also featured ‘Club Jaian’ with a locker room, fitness center, and GX room, gaining popularity as a community-rich complex representing the region, with an average subscription competition rate of 124.02 to 1. Furthermore, premiums are attached to the sale rights. According to the Ministry of Land, Infrastructure and Transport’s actual transaction data, the 84㎡ exclusive sale right of this complex was traded for 666.05 million KRW in March, forming a premium exceeding 30 million KRW over the sale price.


Industry experts say, “Apartment community facilities are evolving from hobby spaces into complex spaces for enjoying culture, and this trend is reflected in the sales market. Especially, complexes with premium community facilities in areas where such apartments are scarce carry symbolic value as representatives of the region, often resulting in higher increases in housing prices.”


Meanwhile, a premium community-rich complex that buyers in Yeongju, Gyeongbuk Province, have been waiting for is making headlines with its upcoming sale. The protagonist is ‘Yeongju Ja-i Signature,’ the first ‘Ja-i’ brand complex introduced by GS Construction in Yeongju.


‘Yeongju Ja-i Signature’ consists of 8 buildings with 3 basement floors and up to 27 floors above ground, totaling 763 households. It is characterized by medium to large units ranging from 84 to 117㎡, which are highly preferred in provincial areas. By exclusive area, there are △84㎡ (3 types) 623 households △102㎡ 67 households △117㎡ 73 households.


Yeongju Ja-i Signature is currently holding a photo participation event titled ‘Yeongju-ro-un, Ja-i-ro-un’ on its official website. Participants can submit images that best express Yeongju Ja-i Signature, which will be selected for exhibition at the future model house and rewarded with various prizes.


Yeongju Ja-i Signature is directly adjacent to a park, as if the park is created inside the complex. Opening the door allows residents to enjoy a park spanning over approximately 4,000 pyeong (about 13,220 square meters). In addition, nearby Cheoltansan Mountain and Wondangcheon Stream walking trails are accessible, allowing residents to fully enjoy beautiful nature throughout all four seasons.
