Since ancient times, 'transportation benefits' have been a major factor driving up housing prices in the real estate market. When new roads open, population inflow and infrastructure expansion follow, leading to regional revitalization. Amid this, significant transportation projects are being actively promoted in Busan, raising expectations for future value.


In October, the 'Gadeok New Airport Construction Corporation Act' passed the National Assembly plenary session, and the basic plan is scheduled to be finalized and announced in December. This procedure paves the way for construction to begin in 2024 and the airport to open in 2029, five years later. Thanks to its 3,500-meter-long runway, Gadeok New Airport will be capable of operating long-haul direct flights to destinations such as New York in the United States and Paris in France. It can operate 24 hours a day without noise concerns. Upon opening, Busan is expected to welcome people from all over the world.


Following this, the next-generation Busan-type express railway BuTX is planned to start construction in 2025 and open in 2030. BuTX is a train that travels through a deep underground tunnel, running approximately 54 km from Gadeok New Airport through the North Port to the Osiria Tourist Complex in Gijang-gun. Once opened, travel time will be reduced to 18 minutes from Gadeok New Airport to North Port and 33 minutes to Osiria Tourist Complex.


An industry insider said, “With a large budget invested in developing Busan’s transportation network, both air and underground routes will open. Major transportation benefits tend to cause phased increases in housing prices over several years from the start of construction, so there is a busy movement to secure pre-sale units in Busan that hold future value.”


Meanwhile, 'The Paul The Ocean,' a project by Woosung General Construction Co., Ltd. in Busan, is attracting attention. Located in Haeundae, a landmark area in Busan, it is expected to directly and indirectly benefit from various transportation developments.


'The Paul The Ocean' is located in Songjeong-dong, Haeundae-gu, consisting of a total of 230 units including 184 apartments ranging from 59 to 84㎡ and 46 officetels of 84㎡, all popular small to medium-sized units, in a building with 4 basement floors and 25 above-ground floors. The announcement of successful applicants is scheduled for Tuesday, December 5, and the official contract period will be held for three days from Monday, December 18 to Wednesday, December 20.


Haeundae-gu, where the complex is located, is well-equipped with various living infrastructures such as transportation, education, and convenience facilities, promising an excellent residential environment immediately upon moving in.


'The Paul The Ocean' is about a 5-minute walk from Songjeong Station on the Donghae Line. Songjeong Station is planned to be a stop on the Busan Subway Line 2 extension (scheduled to begin construction in 2025), so a double station area premium is expected upon construction and opening. Currently, it is easy to travel quickly nationwide via Dongbusan IC and other routes.


Additionally, educational facilities such as Songjeong Elementary School, Singok Middle School, Buhung High School, Busan International Foreign School, and various academies, as well as convenience facilities including NC Department Store (Haeundae branch), hospitals, traditional markets, Songjeong-dong Administrative Welfare Center, Haeundae Songjeong Post Office, and Songjeong Police Station, are easily accessible.


Songjeong Beach, with a sandy shore approximately 2 km long and an area of about 100,000㎡, is located about a 5-minute walk away, allowing residents to enjoy ocean life. Nearby natural attractions such as Songjeong Stream, Mangdeokbong, Jukdo Park, and Songjeong Park provide a pleasant living environment as well as beautiful natural scenery.


The location also boasts access to Osiria Culture Life. Osiria, near the complex, is being developed as a high-end marine tourism complex featuring leisure, recreation, and culture. Currently operating facilities include Lotte World Adventure, National Busan Science Museum, Hilton Hotel, Ananti Cove, IKEA (East Busan branch), Lotte Premium Outlet (East Busan branch), Lotte Mart, and Lotte Cinema. In the future, Aqua World, Medi Town, and Banyan Tree Busan are planned to be added.


The complex’s design is also excellent. It adopts a slab-type structure focusing on natural lighting and ventilation, and the tower-type units feature kitchen windows that improve ventilation within the units. Storage spaces such as pantries, powder rooms, dressing rooms, and walk-in closets at the entrance maximize space utilization.


The officetels are all 84㎡ single-type units with a 4-bay slab-type layout, and the living room windows open on the side for excellent ventilation and openness.


Meanwhile, 'The Paul The Ocean' has reduced the down payment from 10% to 5% to lessen the initial financial burden on contract holders. A zero-interest loan benefit applies to the entire 60% of the interim payment. Essentially, buyers can secure their home by paying only 5% of the sale price without additional financial burden until move-in. Another attractive feature is that unlimited resale is allowed regardless of the number of times after six months from the announcement date.
