Strong Performance in Regional Subscription Markets
As the sorting of the subscription market intensifies, 'multi-zone' apartments that meet various conditions such as transportation (proximity to subway stations), surrounding infrastructure, and natural environment are gaining attention. Although the subscription market atmosphere has cooled due to high interest rates and rising sale prices, multi-zone apartments, which attract concentrated demand, are performing relatively well in the subscription market, allowing for securing a minimum safety margin.
The popularity of multi-zone apartments can be seen in the subscription market. Multi-zone apartments refer to complexes that have two or more locational advantages. For example, proximity to a subway station (yeoksegwon), adjacency to a park (gongsegwon), presence of green parks or forests (sopsekwon), and convenience facilities accessible even in slippers (seulsekwon) are included.
According to the Korea Real Estate Board's Subscription Home on the 24th, 'Hillstate e-Pyeonhansesang Munjeong' in Munjeong-dong, Songpa-gu, Seoul, which was sold in November this year, closed subscriptions with an average competition rate of 152.56 to 1 for first-priority applications. This complex is close to Police Hospital Station on Subway Line 3, Gaerong Station and Geoyeo Station on Line 5, and Munjeong Station on Line 8. Shopping and convenience facilities such as Lotte Mart Songpa Branch and E-Mart Garden Five Branch are also nearby.
The same applies to provincial areas. In August, 'Dunsan Xi I-Park' in Dunsan-dong, Seo-gu, Daejeon recorded an average subscription competition rate of 68.67 to 1. This complex is a yeoksegwon within walking distance of Tanbang Station on Daejeon Subway Line 1. Various convenience facilities such as Galleria Department Store, Lotte Department Store, and E-Mart are also close. The reason multi-zone apartments are popular is interpreted as follows: in the past real estate boom, subscription was mainly for investment purposes aiming for capital gains, but recently, as the subscription market has been reorganized around actual users, demand is concentrated on complexes that have comprehensive locational factors such as transportation, surrounding infrastructure, and nature.
Meanwhile, a complex with conditions that consumers are likely to prefer is about to be launched, attracting attention. GS Construction plans to supply 'Cheonggye Riverview Xi' in Yongdap-dong, Seongdong-gu, Seoul, in December. The complex will be a large-scale complex with a total of 1,670 households, with exclusive areas ranging from 39 to 111㎡. Among them, 797 households with exclusive areas of 59 to 84㎡ will be available for general sale. The complex has a double yeoksegwon location near Dapsimni Station on Seoul Subway Line 5 and Sindap Station on Line 2. There is a traditional market nearby, and the Rodeo Street is also close, making it convenient to use commercial districts. Moreover, Yongdap Elementary School, Majang Middle School, Hanyang University High School, and Hanyang University are within walking distance.
In the same month, Lotte Construction plans to sell 'Lotte Castle Signature Jungang' in Gojan-dong, Danwon-gu, Ansan-si, Gyeonggi-do. The complex consists of a total of 1,051 households with exclusive areas ranging from 59 to 101㎡, and 511 households with an exclusive area of 59㎡ will be available for general sale. It is close to Jungang Station on Subway Line 4, Suin-Bundang Line, and the planned Shinansan Line. The Incheon-origin KTX and GTX-C line are also planned, so it is expected to reach Yeouido and Gangnam within 30 minutes in the future. Prestigious school districts such as Ansan Jungang Elementary School, Jungang Middle School, and Gyeongan High School are accessible on foot.
Daewoo Construction plans to sell 'Mapo Prugio Urban Peace' in the 3rd district of Mapo-ro 3, Mapo-gu, Seoul, this month. The complex will consist of a total of 239 households, with 122 households with exclusive areas of 49 to 84㎡ supplied to the public. Aeogae Station on Subway Line 5 is located just a 1-minute walk in front of the complex, and Ahyeon Station on Line 2 is about a 10-minute walk away. There is abundant living infrastructure such as E-Mart, Lotte Mart, Hyundai Department Store, CGV, and Mapo Art Center. Ahyeon Elementary School and Ahyeon Middle School are accessible on foot for commuting.
