Asia Seonsuchon Apartment Transitions to District Unit Plan... Reconstruction Momentum Expected

On the 22nd, the Seoul Metropolitan Government held the 18th Urban and Architectural Joint Committee meeting and announced on the 23rd that it had approved the revision of the "Asia Athlete Village Apartment District Unit Plan," which converts the existing Asia Athlete Village Apartment District into a district unit planning zone.

The Asia Athlete Village Apartments were built as the first domestic complex established through a design competition to serve as the accommodation for athletes during the 1986 Asian Games held in Seoul.

The apartment district was designated in the 1970s and 1980s to alleviate the housing shortage by developing large-scale apartment complexes. However, it faced issues such as a simple and superficial urban management system focused on housing supply-oriented land use plans, infrastructure plans, and building use and scale plans, as well as a lack of linkage with reconstruction projects (maintenance plans). Therefore, a transition to a comprehensive urban management tool, the district unit plan, is being promoted.

This district unit plan mainly facilitates reconstruction projects and converts various regulations on building use, density, height, and other aspects of the apartment district according to the district unit plan conversion guidelines. Large-scale housing complexes are designated as special planning zones, and systematic directions for maintenance plan establishment are presented through special planning zone guidelines that serve as a guideline during maintenance plan formulation.

The Seoul Metropolitan Government plans to finalize and announce the Asia Athlete Village Apartment District Unit Plan by the end of this year after a public inspection and re-notification to residents.

A Seoul city official stated, "Through the conversion of the Asia Athlete Village Apartment District to a district unit plan, we expect to flexibly respond to changes in urban and social conditions, establish a harmonious and integrated urban management system with surrounding areas, and activate housing supply."
