On the 22nd, the Seoul Metropolitan Government held the 6th Rapid Integrated Planning Private Redevelopment Candidate Site Selection Committee and selected three candidate sites, the city announced on the 23rd. With this, the total number of redevelopment candidate sites under the Rapid Integrated Planning has reached 52.
According to the city, the three sites selected on this day are ▲152-65 Jeonnong-dong, Dongdaemun-gu ▲3-38 Seongbuk-dong, Seongbuk-gu ▲416-53 Mangwon-dong, Mapo-gu.
The candidate site selection review was conducted on areas recommended by autonomous districts to the Seoul city government by October, among resident-applied zones that requested final review. The selection committee comprehensively reviewed quantitative evaluation scores based on the selection criteria (draft), area characteristics, resident trends, presence of mixed projects, and the necessity for residential environment improvement.
The selection committee members who conducted the review consisted of related experts and city council members. During the evaluation, areas suitable for redevelopment conditions were selected considering factors such as the proportion of semi-basement houses vulnerable to flooding risks, and deteriorated poor residential areas.
The areas selected as candidate sites this time will begin the maintenance plan establishment service from the first half of next year, collecting residents' opinions and promoting the establishment of maintenance plans.
Additionally, according to the anti-speculation measures for redevelopment candidate sites, the ‘right calculation reference date’ for the selected areas will be applied as January 28, 2022, and land transaction permission zones will be designated in the future. Furthermore, not only the selected areas but also the unselected areas will be designated as ‘building permit restriction zones’ through subsequent procedures.
