Shinsegae Construction 'Billive Acent', Expected to Benefit from Early Opening of GTX-A

The GTX A Line, originally scheduled to open in April next year, is now reported to open early at the end of March next year, increasing demand and interest in the real estate market around the station areas.


On November 6, the Ministry of Land, Infrastructure and Transport held a metropolitan transportation public forum at Dongtan Station in Hwaseong, Gyeonggi Province, attended by President Yoon, and announced that the GTX-A section from Suseo to Dongtan, initially planned to open in April next year, will open early at the end of March next year. Starting with this early opening, the plan is to realize a 30-minute commute within the metropolitan area. Additionally, the section from Unjeong to Seoul Station is expected to open in the second half of the same year. To make metropolitan transportation more affordable, the 'K-Pass,' a public transportation fare refund system, is planned to be introduced in the first half of next year, with considerations to apply it to GTX as well.


The GTX-A project has been progressing smoothly, leading to the early opening. In fact, the first public test run of the train was held in September this year, and the project proceeded steadily with SG Rail, the project operator for the Suseo-Dongtan section, signing an operation consignment agreement.


As the fastest progressing line among the GTX routes, the areas near major stations are gaining attention as representative development benefits driving up housing prices.


In fact, when the GTX-A line began construction in June 2019, the average sale price per 3.3㎡ in Cheonggye-dong, Hwaseong City (near GTX-A Dongtan Station) was 18.19 million KRW. Until January 2022, before the real estate downturn, it rose to 31.55 million KRW, showing a 73.45% increase over 19 months.


This is a significant difference compared to the same period before the GTX-A line construction (December 2017 to June 2019), which saw a 16.45% increase (from 15.62 million KRW to 18.19 million KRW). After dropping to 27.25 million KRW in August this year, prices rebounded to 27.32 million KRW in September following news of the GTX-A line opening next year.


Moreover, interest is rising in the northern section of the GTX-A line in Paju, scheduled to open in the second half of next year. In June, the 'Unjeong Xi Signature' in Paju Unjeong New Town attracted 41,000 applicants in the first priority subscription, recording an average competition rate of 64.31 to 1.


A real estate expert said, "With the opening of the GTX's first line, the A Line, becoming more visible, the era of a 30-minute commute in the metropolitan area is approaching," adding, "Unlike the B and C lines, which still have a long way to go before opening, the A Line is about to open, causing local real estate to stir."


Among these, Yeonsinnae Station, one of the Seoul stops on the GTX-A line, is attracting attention. Since it allows travel to Gangnam Samsung in under 10 minutes, Eunpyeong-gu is expected to play a role similar to a neighboring district of Gangnam-gu, raising expectations for increased local value.


In particular, 'Villiv Acent,' supplied by Shinsegae Construction, is drawing interest for its ultra-station area location right in front of Yeonsinnae Station on the GTX-A line.


Villiv Acent boasts a convenient transportation environment as it is located directly in front of Yeonsinnae Station, where the GTX-A line will pass. Currently, Yeonsinnae Station serves two Seoul subway lines, Line 3 and Line 6, and with the opening of the GTX-A line, it will become a triple station area.


Additionally, residents can enjoy nearby lifestyle infrastructure such as Rodeo Street and Yeonseo Market, along with various educational facilities and natural environments like Bukhansan Mountain, making the living conditions excellent. Especially, with the commercial facility 'Villiv Acent The Place' within the complex and the planned opening of a Megabox cinema, residents can enjoy an all-in-one lifestyle.


The product completeness is also high, promising high residential satisfaction. Villiv Acent applies Shinsegae Construction's Villiv brand, known for its high product quality. It plans to introduce Eunpyeong-gu's first resident housing services (planned) to enhance residents' quality of life, and premium kitchen appliances will be fully built-in.


Moreover, the dual-way innovative floor plan (exclusive 84㎡ type), previously applied only to large apartment units, is applied to the Villiv officetel, adding symbolic value. The complex recently changed contract conditions to reduce the burden on buyers.
