Korea Land and Housing Corporation (LH) announced on the 7th that it will supply the S-1 block of multi-family housing land within the Guri Galmae Station Area Public Housing District through a lottery system for general real demanders.
The S-1 block covers an area of 42,793㎡ with a building coverage ratio of less than 50% and a floor area ratio of less than 210%. The expected supply price is approximately 235.8 billion KRW (18.21 million KRW per 3.3㎡).
The payment terms are a 4-year interest-bearing installment plan, with the down payment of 10% and the intermediate and final payments divided into eight equal installments every six months.
Eligibility to apply is limited to housing construction businesses as of the announcement date that meet subscription qualifications, including having built more than 300 units over the past three years.
The supply schedule is as follows: submission of application and deposit payment (December 7), announcement of winners (December 7), and contract signing (December 22?29).
The S-1 block is located on the northern side of the Guri Galmae Station Area district, within walking distance to Byeollae Station on the Gyeongchun Line. The extension of Line 8 to Byeollae Station and the opening of the GTX-B line are planned, providing excellent rail accessibility.
Nearby are educational facilities including two elementary schools, one middle school, and kindergartens, as well as parks. To the north of the district lies Byeollae New Town, and to the east is the existing development district, Guri Galmae District.
