- Daegu Real Estate Market Recovers, Pre-sale Market Also Active
- Unsold Inventory Being Quickly Depleted
The unsold housing inventory in Daegu has been decreasing for seven consecutive months, signaling a revitalization in the sales market.
According to the Ministry of Land, Infrastructure and Transport, the unsold housing inventory in Daegu has been steadily declining this year. In February, Daegu's unsold inventory peaked at 13,987 units, but by August, it had decreased by approximately 22.94% (3,208 units) to 10,779 units.
Apartment transaction volumes have also been rising for seven consecutive months. According to the Korea Real Estate Board, Daegu's apartment sales transactions reached 2,159 in August. Considering that the number has continuously increased since 874 transactions in January, the Daegu apartment market is showing a positive trend. Additionally, the apartment sales price index rebounded for the first time this year in August, rising by 0.19 points.
As a result, an apartment complex that caters to both actual residents and investors is currently being sold on a first-come, first-served basis in Daegu, attracting attention. This is Daewoo E&C’s ‘Dalseo Prugio Signature.’ Located in Bonri-dong, Dalseo-gu, Daegu, it consists of six buildings ranging from six basement floors to a maximum of 49 floors above ground, with 993 apartments of 84㎡ exclusive area, 164 residential officetels, and commercial facilities within the complex, totaling 1,157 units.
‘Dalseo Prugio Signature’ is expected to become a regional landmark due to its distinctive height of up to 49 floors. It carries the Prugio brand from Daewoo E&C, one of the top 10 construction companies, and is developed as a large-scale complex with a total of 1,157 units.
The complex also has high investment value. In March, the nearby KTX Seodaegu Station opened. Around Daegu’s station area, six railway networks including the KTX Gyeongbu Line, Daegu Metropolitan Railroad, and Daegu Industrial Line, as well as nine road traffic networks, are planned, positioning it as a future hub for metropolitan transportation.
Additionally, large-scale station area development is underway centered on Seodaegu Station, including a complex transfer center, large shopping centers, park and cultural facilities, and eco-friendly ecological cultural parks. This development is expected to transform the residential environment of Seodaegu Station, which has had a strong old-town image.
Furthermore, the Dalseo District is also progressing with the construction of the new Daegu Metropolitan City Hall. The new city hall will be developed as a complex administrative space for work as well as communication and sharing with citizens, expected to become a landmark representing the region. According to Daegu City, the feasibility study has been completed so far.
‘Dalseo Prugio Signature’ is conveniently located adjacent to a bus stop, facilitating easy travel within and outside the city. Access to Namdaegu IC and Seongseo IC is smooth via Waryong-ro, Guma-ro, and the nearby Dalgubeol-daero. Within approximately 500 meters radius are Deokin Elementary School and Saebonri Middle School, with Daegun High School and Hyoseong Girls’ High School also nearby.
In addition, Homeplus Seongseo Branch, Nonghyup Hanaro Mart Seongseo Branch, and CGV Daegu Wolseong Branch are adjacent to the complex, providing convenient access to shopping and cultural facilities. Dalseo District Office and Daegu Medical Center are close by, and there are many parks nearby such as Haksan Park, Duryu Park, and Janggi Park, offering a pleasant residential environment.
Currently, ‘Dalseo Prugio Signature,’ which is conducting contracts on a first-come, first-served basis with great success, consists solely of 84㎡ exclusive area units, with prices set at a minimum of 555.8 million KRW. The average balcony extension fee is 21.45 million KRW, and even including this fee, the price remains lower than surrounding market prices. The ability to resell the pre-sale rights after contract signing also attracts investors’ attention.
