Dobong-gu's first 'Fast-Track Integrated Planning' apartment has emerged.
Dobong-gu (Mayor Oh Eon-seok) announced on the 24th that Changdong Sanga 1st Apartment has applied for the reconstruction Fast-Track Integrated Planning advisory project (Fast-Track).
The Fast-Track Integrated Planning advisory project allows for skipping the planning design process and proceeding directly to drafting the maintenance plan through advisory services in areas where district unit plans or resident proposals have been prepared, significantly shortening the project duration.
However, to apply, consent from more than 30% of the complex owners is required, and Changdong Sanga 1st Apartment met this with 64% resident agreement.
The district plans to reduce the advisory meeting period held by Seoul City to expedite the project. A district official stated, “We will preemptively address any supplementary requests from the city advisory meetings to prevent unnecessary time wastage.”
On November 2, the district will hold a maintenance plan advisory meeting composed of the Dobong-gu maintenance project rapid support team, where experts in architecture, urban planning, and transportation will review major issues in the plan in advance. Afterwards, the district will reflect the advisory content and submit the final application to Seoul City.
Oh Eon-seok, Mayor of Dobong-gu, said, “We are pleased that the first Fast-Track Integrated Planning advisory project application complex has emerged,” and added, “We will provide maximum support through the Dobong-gu maintenance project rapid support team to ensure the smooth progress of the reconstruction project for the complex.”
Meanwhile, Changdong Sanga 1st Apartment consists of 5 buildings with 694 households, up to 14 floors, and was completed in 1987. After completing a safety inspection service in February and receiving a ‘Conditional Reconstruction (Grade D)’ judgment, Dobong-gu conducted an appropriateness review advisory meeting and confirmed reconstruction following the decision that ‘appropriateness review is unnecessary.’
