A total of 4,886 new housing units will be launched within this year in Dongtan, Pyeongtaek, and Icheon in Gyeonggi Province, as well as Cheongju in Chungbuk Province. These areas are recognized as beneficiary regions of the semiconductor cluster (factories, companies, investments, etc.) and are attracting attention due to the continuing real estate boom.
According to the real estate industry on the 20th, as large-scale investments by semiconductor companies are being promoted through the designation of national industrial complexes, new housing launches are continuously occurring in the beneficiary areas of Dongtan, Pyeongtaek, Icheon, and Cheongju. The planned launches include 662 units in Dongtan, 558 units in Icheon, 3,320 units in Pyeongtaek, and 946 units in Cheongju. All are scheduled for launch within this year.
These areas have been heating up the real estate market this year. Until early this year, they were under the influence of a real estate market slump, but the atmosphere changed rapidly after the government announced the semiconductor cluster development in March.
In fact, Dongtan 2 New Town’s New Residential Culture Town emerged as the biggest beneficiary area of the large-scale semiconductor cluster announced by the government in March this year, continuing a full sell-out streak. Especially, all newly launched complexes such as 'Dongtan New Town Geumgang Pentarium 6th Central Park,' 'Dongtan Parkrix 2nd,' and 'e-Pyeonhansesang Dongtan Park Honors (2nd phase),' as well as apartments that were unsold at the end of last year and early this year, were 100% sold out.
Also, the full sell-out streak continued around Samsung Electronics Pyeongtaek Campus, the world’s largest semiconductor production line. Starting with 'Godeok Xi Centro' supplied in March, 'Jije Station Semiconductor Valley Jeil Punggyeongchae,' and 'Hoban Summit Godeok New Town 3rd' were consecutively sold out, and recently, ‘Pyeongtaek Brain City Daekwang Roseviang Moa Elga,’ adjacent to Samsung Electronics Pyeongtaek Campus, also completed 100% sales.
In addition, Icheon City, where SK Hynix Icheon Campus is located, also announced a full sell-out of all units in 'Icheon Jungri Umi Lin Trishate,' and Cheongju City continued its popularity with all three complexes launched near SK Hynix Cheongju Campus in Cheongju Technopolis successfully sold out.
Subscription competition was also fierce. Analyzing data from the Korea Real Estate Board, among the complexes launched from January to September this year excluding Seoul, the first-priority competition rate for complexes located within approximately 5 km of SK Hynix and Samsung Electronics semiconductor campuses was 14.37 to 1, which is more than 2.4 times higher than that of other general apartment complexes (5.97 to 1).
