Sangdo-dong 242 Area in Dongjak-gu Selected as Seoul City Moa Town Target Site

Dongjak-gu (Mayor Park Il-ha) announced on the 12th that the area around 242 Sangdo-dong was selected as Seoul's '2023 3rd Moa Town Target Area' on the 25th of last month.


Moa Town is a district-level housing maintenance project that gathers aging low-rise residential areas within 100,000㎡, where large-scale redevelopment is difficult, into one group to systematically improve residential areas and expand convenience facilities such as underground parking lots.


The area around 242 Sangdo-dong covers 62,003.42㎡ and is a typical aging low-rise residential area with an overall aging rate of 65%, suffering from chronic parking difficulties.


Accordingly, since May, the district has listened to opinions through consultations with related departments and resident briefings, comprehensively reviewed evaluation criteria such as the severity of parking difficulties and aging rates by target area, and submitted the proposal to Seoul City.


The area around 242 Sangdo-dong, selected as a Moa Town target area this time, is expected to receive benefits such as ▲expansion of the street housing maintenance project area ▲relaxation of aging and floor restrictions for individual projects ▲relaxation of building regulations for individual projects.


In particular, the district plans to establish Seoul's first 'Urban Development and Management Guidelines' and promote planned and efficient development considering the regional characteristics of low-rise residential areas.


The district will establish the 'Moa Town (Small-scale Housing Maintenance Management Area) Management Plan' in the second half of this year for the approval and announcement of Sangdo-dong Moa Town and proceed with procedures such as resident inspection in the autonomous district next year.


The area around 242 Sangdo-dong is Dongjak-gu's third Moa Town target area, following the areas around 221-24 Noryangjin-dong and 202-29 Sadang-dong, which were selected last year.


Park Il-ha, Mayor of Dongjak-gu, said, "Sangdo-dong was an area where local residents had a strong will for development," and added, "We will make active efforts to ensure that maintenance projects within the Moa Town target area can be promoted quickly."
