- As Barriers to Buying a Home in Seoul Rise, Attention Shifts to Livable Uijeongbu
Recently, demanders representing the northern Seoul districts of No·Do·Gang (Nowon, Dobong, Gangbuk) have started showing interest in new housing developments in Uijeongbu due to the unaffordable housing prices. Uijeongbu is an adjacent area bordering northern Seoul, known for its excellent accessibility and reputation as a desirable city to live in.
According to actual transaction price data from the Ministry of Land, Infrastructure and Transport, apartment prices in No·Do·Gang have risen to levels that demanders find difficult to bear. For example, the ‘Forena Nowon’ in Nowon-gu saw its 84㎡ unit traded at 1.2 billion KRW in June, up 100 million KRW from the previous transaction price of 1.1 billion KRW. Similarly, the ‘Buk Seoul Xi Polaris’ in Gangbuk-gu changed hands at 1.0971 billion KRW for an 84㎡ unit, further increasing the burden on demanders.
As housing prices continue to rise, Uijeongbu is being regarded as a ‘housing price refuge’ among demanders in Gangbuk-gu. In particular, the relocation of military bases within Uijeongbu, where development had been restricted, has attracted attention from No·Do·Gang demanders as new homes are being supplied.
The most notable development project is the Camp La Guardia urban development project, which continues to supply new apartments. Along with public housing, sports parks, and public offices are being constructed. Since the prime locations previously occupied by military bases are being vacated and replaced with residential buildings, it is expected that residential satisfaction will be high.
Industry experts say, “Uijeongbu is conveniently accessible to Seoul and offers excellent living conditions, which is why demanders from northern Seoul are paying close attention.” They added, “Apartment prices are comparable to the rental prices in No·Do·Gang, leading more demanders to prefer purchasing their own homes.”
Meanwhile, POSCO E&C’s upcoming project, ‘The Sharp Uijeongbu Station Link City,’ scheduled for sale this month, is attracting attention in Uijeongbu.
‘The Sharp Uijeongbu Station Link City’ is located on the site of the Uijeongbu Camp La Guardia urban development project and consists of six buildings ranging from three basement floors to a maximum of 48 floors, totaling 1,401 households. The unit types include ▲84㎡ with 1,058 units ▲112㎡ with 339 units ▲162㎡ with 2 units ▲165㎡ with 2 units, offering a wide range of large-scale housing options with high-quality living conditions.
The transportation environment is also excellent. The complex is within walking distance of Uijeongbu Station on Line 1, a major transportation hub in Uijeongbu, and is directly adjacent to Heungseon Station on the Uijeongbu Light Rail Transit. Additionally, the suburban line running from Neunggok Station in Goyang City to Uijeongbu Station is scheduled to open next year, further improving transportation convenience. The GTX-C line is also planned, with construction starting this year and opening scheduled for 2028. Once completed, it will take about 20 minutes (5 stops) to travel from Uijeongbu Station to Samsung Station.
Being near Uijeongbu Station, the living infrastructure is another advantage. A public complex office building, sports park, and cultural park are planned right in front of the complex. Moreover, facilities such as Shinsegae Department Store, Eulji University Hospital, CGV, Jeil Market, and Rodeo commercial district are conveniently accessible.
Regarding the educational environment, Uijeongbu Seo Elementary School and Daon Middle School are within walking distance of the complex. Uijeongbu Middle School, Uijeongbu Girls’ Middle and High Schools, as well as areas dense with private academies, are also nearby, which is expected to satisfy demanders with children.
The model house will be built in the Uijeongbu-dong area of Uijeongbu City, Gyeonggi Province, and is scheduled to open this month.
