As concerns about housing insecurity rise due to recent jeonse fraud issues, interest in publicly supported private rental apartments that offer stable long-term residence is increasing.


Earlier this year, real estate information platform Zigbang conducted a survey among users of its application, revealing that the real estate policy attracting the most attention this year was 'Eradication of Jeonse Fraud and Support for Victims (29.1%)'. Notably, 45.1% of respondents without home ownership selected this item.


With jeonse fraud emerging as a serious social problem, the government is taking measures to support victims and prepare countermeasures, but anxiety among real estate actual demanders remains high. In response, publicly supported private rental apartments, which offer relatively less worry, are emerging as an alternative in the sales market.


In this context, Jeil Construction's ‘Jeil Punggyeongchae Okjeong’, scheduled for sale in October in Yangju City, Gyeonggi Province, is attracting attention. The complex is located in Okjeong-dong, Yangju City (Yangju Okjeong District A19-2 Block), and consists of a total of 1,304 units with exclusive areas ranging from 64 to 84㎡.


‘Jeil Punggyeongchae Okjeong’ is a publicly supported private rental apartment that allows stable residence without moving worries for up to 10 years through contract renewals every two years. The rental deposit is guaranteed by the Housing and Urban Guarantee Corporation (HUG), providing high stability and alleviating concerns about jeonse fraud.


The initial rent, which is lower than the surrounding market prices, also draws attention. General supply applicants can apply for units at 95% or less of the market price, while special supply applicants can apply at 85% or less. Even after moving in, increases in rental deposits and monthly rent are limited to within 5% annually, reducing economic burdens.


‘Jeil Punggyeongchae Okjeong’ is open for application to anyone nationwide aged 19 or older who is a member of a household without home ownership, without requiring a subscription savings account. Additionally, since it is not counted as a housing asset, there is no tax burden such as acquisition tax or property tax.


The excellent location is another point of pride. ‘Jeil Punggyeongchae Okjeong’ is situated in Yangju New Town, the largest development in the northeastern metropolitan area, promising access to high-quality infrastructure such as transportation, education, and convenience facilities.


It is located right in front of Okbit Elementary School (with an attached kindergarten), Okbit Middle School, and Okbit High School, and Yulbit Elementary School and Yeonpureun Elementary School are also within walking distance, attracting strong interest from parents. The administrative welfare center (planned) is nearby, and it is easy to access academies, cinemas, and other facilities in the central commercial area surrounding the complex.


A park connecting directly to Okjeong Central Lake Park is located next to the complex, and natural environments such as Cheonbosan Mountain, Seondol Neighborhood Park, and Dokbawi Park are adjacent, promising a pleasant residential environment. Furthermore, major transportation developments such as the extension of Line 7 to Okjeong Station (planned), GTX-C Line (planned), Line 1 Deokjeong Station, and the Metropolitan Area 2nd Ring Expressway (planned) will significantly improve accessibility to Seoul.


Jeil Construction’s ‘Jeil Punggyeongchae Okjeong’ promotional center is located in Okjeong-dong, Yangju City, Gyeonggi Province, and is scheduled to open in October.
