On the 4th, Seoul City held the 15th Urban Planning Committee meeting and announced on the 5th that it had amended and approved the “Designation of Wangsimni Station Area 4 Special Planning Zone Urban Maintenance-type Redevelopment Maintenance Area and Maintenance Plan” for 248 Haengdang-dong, Seongdong-gu.

The site is a transfer station area adjacent to Exit 9 of Wangsimni Station (Lines 2, 5, Suin-Bundang Line, Gyeongui-Jungang Line), a key point for public transportation, but it had many old and deteriorated buildings, making it urgent to develop it as a commercial and transportation hub and improve the residential environment.

With this decision, through complex development, facilities such as sales areas, tourist accommodation, and multi-family housing (631 units) will be created with a floor area ratio of up to 800%, 7 basement floors, 55 above-ground floors, and a total floor area of 130,000㎡.

Facilities needed in the area such as a swimming pool, lifelong learning center, public rental stores, and public housing will be secured, and an underground passage connecting to the subway will be placed on the first basement floor. In addition, a public pedestrian passage within the complex has been planned to activate pedestrian traffic to Wangsimni Intersection and cultural facilities such as Sowol Art Hall on the south side.

Jo Nam-jun, Director of the Seoul City Urban Planning Bureau, said, “With the maintenance plan decision for the Wangsimni Station Area 4 Special Planning Zone, it has become possible to build a three-dimensional complex city combining residential, commercial, cultural, and educational facilities,” adding, “The realization of a station area-centered spatial structure is expected to revitalize the overall living area around Wangsimni.”
