Interest in 'Indeogwon Station AK Valley' with Tax Benefits, Policy Funds, and Development Prospects

In the midst of a real estate market downturn, knowledge industry centers that offer various benefits through government support are gaining attention among companies considering office space.


A real estate official advised, “The tax reduction benefits for knowledge industry centers, which briefly disappeared due to the sunset clause, were revived on March 14 this year with the revision of the Local Tax Special Cases Restriction Act. If you have been interested in knowledge industry centers, now is the right time to take advantage of these tax reductions.”


According to the Local Tax Special Cases Restriction Act, for knowledge industry centers acquired by December 31, 2025, acquisition tax is reduced by 35%, and property tax is reduced by 35% for five years from the acquisition date. Furthermore, in the case of building-related VAT, early refund applications can be made, reducing the initial financial burden.


In addition to these tax benefits, utilizing government policy funds such as those from the Korea Technology Finance Corporation, Korea Credit Guarantee Fund, and Small and Medium Business Corporation offers the advantage of loans at relatively low interest rates.


Amid growing interest from many end-users and investors in knowledge industry centers due to various tax benefits and policy fund support, ‘Indeogwon Station AK Valley,’ which also benefits from the urban development project in Anyang City, is receiving significant attention.


In the Dongan-gu area of Anyang City, where ‘Indeogwon Station AK Valley’ is located, an urban development project covering 150,973㎡ is planned.


On May 1, Anyang City designated Gyeonggi Housing and Urban Corporation (GH) as the project implementer and established and announced the ‘Anyang Indeogwon Surrounding Urban Development Project Zone Designation and Development Plan,’ with completion scheduled for 2028.


Additionally, new lines such as the existing Subway Line 4, Wolgot?Pangyo Line, Indeogwon?Dongtan Line, and GTX-C Line are being introduced to create jobs, support housing, and establish a transfer transportation system as part of a broad urban development project.


In particular, Anyang City is not only conducting urban development projects but also implementing ‘Special Fund Guarantee’ and ‘Interest Differential Compensation’ support programs for small and medium enterprises and young entrepreneurs located in Anyang City, so tenants of ‘Indeogwon Station AK Valley’ are expected to enjoy all these benefits.


Anyang City plans to provide loan opportunities to companies that have difficulty obtaining credit guarantees when applying for loans and reduce the burden of starting a business through interest differential compensation.
