Uijeongbu Employment Rate at 67.2%, Top in Gyeonggi Province... Landmark 'The Sharp Uijeongbu Station Link City' Draws Attention
Uijeongbu City, known for its abundant job opportunities, also boasts well-developed residential environments, making it a region with a rich base of demand. With a thriving real estate market fueled by this strong demand, many buyers are eagerly awaiting new housing developments.
Last month, Uijeongbu City was awarded the Excellence Prize in the nationwide local government job creation competition. This award, presented by the Ministry of Employment and Labor, is the highest honor in the job creation sector. It evaluates 243 local governments across the country annually by analyzing key employment indicators such as employment rate and the increase in the number of employed persons, as well as comprehensively assessing policy implementation performance.
Immediately after the launch of the 8th elected administration, Uijeongbu City established a dedicated corporate attraction team and operates a public-private cooperation corporate attraction working group. Through these efforts, the city has been committed to enhancing public-private governance and expertise by proposing improvements to various regulations that hinder corporate attraction to central government ministries. As a result of these efforts, in January this year, Uijeongbu signed an investment agreement with Inmark Asset Management for the Yonghyeon Industrial Complex Cloud Data Center, which is expected to generate 1,561 jobs and have a production inducement effect worth 366.3 billion KRW.
Following this, in April, the city also signed a business agreement with Korea Land and Housing Corporation (LH) to attract the Northern Gyeonggi Regional Headquarters, which will accommodate up to 1,000 employees. The attraction of LH’s Northern Gyeonggi Regional Headquarters is expected to create high-quality jobs through additional related company relocations, revitalize the local commercial district, and increase annual tax revenues by more than 7 billion KRW.
Through these multifaceted efforts, Uijeongbu’s employment rate for the 15-64 age group, based on the 2022 OECD standards, rose by 3.2 percentage points to 67.2% compared to the previous year. This is the fourth highest increase in Gyeonggi Province. The number of regular employees also increased by 14%, from 132,200 to 150,700 during the same period, indicating improvements in both the quantity and quality of jobs.
The increase in jobs naturally led to heightened interest in the housing market, as employment is one of the most important factors driving up local real estate values. Indeed, complexes located in areas with abundant jobs, such as ‘Shinyoung Jiwel Prugio Technopolis Central’ in Cheongju, Chungbuk (73.75:1), ‘Godeok Xi Centro’ in Pyeongtaek, Gyeonggi (45.33:1), and ‘Changwon Lotte Castle Forest 1 & 2 Complex’ in Changwon, Gyeongnam (28.36:1), all showed excellent subscription competition rates in the first half of this year.
Industry experts say, “Jobs ultimately represent local real estate demand, and as demand increases, values naturally rise. Additionally, as the population grows, commercial districts become more active, and various living infrastructures such as education and culture expand, creating a virtuous cycle that enhances residential satisfaction.”
Amid this, interest is rising as a landmark complex is set to be launched in Uijeongbu, which was awarded the Excellence Prize in the job creation competition. The protagonist is ‘The Sharp Uijeongbu Station Link City,’ scheduled for sale by POSCO E&C in October.
‘The Sharp Uijeongbu Station Link City’ will be a large-scale complex consisting of six buildings ranging from three basement floors to a maximum of 48 floors above ground, with a total of 1,401 households. The unit types include ▲84㎡ with 1,058 units ▲112㎡ with 339 units ▲162㎡ with 2 units ▲165㎡ with 2 units, offering a wide range of large-sized units that provide high-quality residential conditions.
The complex is expected to see an increase in future value due to the Camp LaGuardia urban development project, and it will enjoy a green infrastructure premium as it is adjacent to a roughly 30,000㎡ park developed within the site.
‘The Sharp Uijeongbu Station Link City’ also benefits from excellent transportation. It is within walking distance of Uijeongbu Station on Line 1, a major transportation network in Uijeongbu City, and is directly adjacent to Heungseon Station on the Uijeongbu Light Rail Transit. Furthermore, the suburban line running from Neunggok Station in Goyang City to Uijeongbu Station is scheduled to open next year, which is expected to make transportation even more convenient.
Notably, Uijeongbu Station is planned to be a stop on the GTX-C line, which began construction this year and is scheduled to open in 2028. Once completed, it will take only five stops to travel from Uijeongbu Station to Samsung Station.
Located near Uijeongbu Station, the complex also offers advantages in living infrastructure. A public complex office building, a sports park, and a cultural park are planned to be built right in front of the complex. Additionally, access to Shinsegae Department Store, Eulji University Hospital, CGV, Jeil Market, and the Rodeo commercial district is convenient.
Regarding education, Uijeongbu Seo Elementary School and Daon Middle School are within walking distance of the complex, and it is also close to Uijeongbu Middle School, Uijeongbu Girls’ Middle and High Schools, as well as a cluster of private academies, which is expected to satisfy buyers with children.
Meanwhile, the promotional centers for ‘The Sharp Uijeongbu Station Link City’ are located in two places: Nowon-gu, Seoul, and Uijeongbu City, Gyeonggi Province. The model house will be built in Uijeongbu-dong, Uijeongbu City, where the site is located, and is scheduled to open in October.
