- 500,000㎡-scale Gumi Kkotdongsan Park Development Project Apartment Sale Ahead, Industry Interest in Unprecedented Mega Scale

As the ultra-large private park development project in Gumi City, Gyeongbuk, gains momentum, demand is also focusing on the apartments being built alongside it. The main attraction is ‘Gumi Grand Foret Desiang’ by Taeyoung Construction, which will prioritize the sale of 1,350 units in Complex 1 out of a total of 2,643 units across three complexes in early October.
The Kkotdongsan Park surrounding this complex is being developed on approximately 500,000㎡ (about 150,000 pyeong) in the Doryang-dong area of Gumi City, Gyeongbuk, with a target completion date of 2025. The scale is 2.5 times that of Yeouido Park and equivalent to 77 soccer fields, making it the first private park development project in Gumi City and the largest park to date, raising expectations among local residents.
In particular, six themed parks are planned here, which are expected to become a new resting place for Gumi citizens. Reflecting the local characteristics of a higher proportion of infants and elementary school students compared to other regions, spaces for children such as a forest playground and Doryang cultural plaza will be created, along with diverse facilities including a health plaza, healing garden, terrace garden, and nature learning plaza.
Additionally, a much-needed children’s library will be established in Gumi, and facilities such as water play areas, a complex cultural center, and community spaces will be expanded throughout, offering Gumi citizens a new lifestyle.
Gumi City’s primary goal in creating Kkotdongsan Park is to build a new resting place for citizens and enhance satisfaction. Accordingly, a systematic development plan has been established, covering not only park facilities but also road traffic systems and parking lot provisions. This is to proactively resolve any inconveniences that may arise for citizens due to the park’s development.
A park-passing road connecting Songdong-ro and Munjang-ro will be opened, and the small road on the west side of the park will be widened to a medium road, which is expected to help disperse traffic volume, shorten travel times, and improve accessibility. Furthermore, nine parking lots will be distributed around the park to enhance convenience for park visitors and residents.
A resident of Gumi, Mr. A, said, “Since Kkotdongsan Park will be the largest park in Gumi, I hope a magnificent park that we can be proud of will be created,” adding, “Above all, I am even more excited because not only green spaces but also convenient facilities for exercise, education, and experiences will be developed together.”
Meanwhile, ‘Gumi Grand Foret Desiang,’ built through the Kkotdongsan Park development project, will be an ultra-large apartment complex consisting of three complexes, 21 buildings ranging from three basement floors to a maximum of 40 floors above ground, and a total of 2,643 households. The complexes will be built as follows: Complex 1 with 1,350 units ranging from 84 to 110㎡, Complex 2 with 1,032 units, and Complex 3 with 261 units.
Among local real estate experts, it is anticipated that Gumi Grand Foret Desiang, boasting both an ultra-large park and an ultra-large scale, will become a landmark complex leading not only Doryang-dong but the entire Gumi City. Especially as a complex built by Taeyoung Construction, a ‘landscape artisan’ that has won the Korea Landscape Award for three consecutive years, it is expected to feature new floor plans and diverse landscaping never before seen in the Gumi area.
Moreover, the complex enjoys excellent location conditions in Doryang-dong, one of the most preferred residential areas in Gumi. Gumi Middle School, Gumi High School, and Gumi Girls’ High School, as well as Munjang Elementary and Yaeun Elementary, are within walking distance, and the nearby Doryang-dong and Bonggok-dong academy districts are expected to be highly popular among parents. Additionally, the nearby Wonhori commercial district and Bonggok-dong living area provide highly convenient living conditions.
Transportation conditions are also excellent. The Gyeongbu Expressway Bukgumi IC, Gumi Station, and Deulseong-ro provide easy access not only within Gumi but also for wider regional travel. The access road connecting to Gumi’s 5th industrial complex (High-Tech Valley) is scheduled to open in 2025. Furthermore, the Daegu-Gyeongbuk Integrated New Airport, located about 10 km from Gumi, is scheduled to open in 2028, and the Daegu metropolitan railroad and Daegu-Gyeongbuk line (under planning), scheduled to open in 2024, will further improve transportation conditions.
