Construction has begun on a section of the ‘Indeogwon~Dongtan Line,’ which connects key areas in the southern Gyeonggi region, with plans to sign contracts and start construction on the entire line within the year. Amid this, demand for real estate around the ‘Indeogwon~Dongtan Line’ is drawing significant attention from buyers. This is because phased price increases are expected until the line opens, offering potential asset value appreciation, and residents’ living convenience is also anticipated to improve.
The Indeogwon~Dongtan Line is a double-track railway approximately 39 km long, connecting Indeogwon in Anyang with Uiwang, Yongin, Suwon, and Dongtan in Hwaseong. Except for Seodongtan Station and the train depot, the entire line will be constructed underground. Five stations (Indeogwon, Ojeon, Suwon World Cup Stadium, Yeongtong, Dongtan) will also operate express trains. According to the Korea Rail Network Authority, the Ministry of Economy and Finance held the 3rd Fiscal Project Evaluation Committee in July and completed a re-examination of the industrial plan’s appropriateness for the Indeogwon Line project. Accordingly, in addition to Sections 1 and 9, which are already under construction, the goal is to sign contracts and begin construction on the entire line by the end of this year.
Moreover, once the Indeogwon~Dongtan Line opens, it will take about 30 minutes to travel from Indeogwon to Dongtan by express train, significantly reducing travel time in the southwestern metropolitan area.
The line will also connect key metropolitan areas and enable transfers. At Indeogwon Station, passengers can transfer to Line 4, GTX-C (planned), and the Wolgot~Pangyo Line (planned). At Dongtan Station, GTX-A Line (planned) and SRT services will be available. Suwon World Cup Stadium Station is also scheduled to serve the Shinbundang Line (planned).
Phased price increases can also be expected with the opening of the Indeogwon Line. The Shinbundang Line is a representative example. According to KB Real Estate, the price trend of ‘Hyundai Hometown 1st Phase (84㎡ exclusive area),’ an apartment near Dongcheon Station on the Shinbundang Line, rose about 9.7% (from 378 million KRW to 415 million KRW) in the year following the start of construction (September 2010). Notably, after the line opened in January 2016, the apartment was traded at 490 million KRW in March of the same year, more than 20% higher than a year earlier (420 million KRW).
A real estate expert said, “Subways are often compared to blood vessels through which money flows into apartments, so railway expansion and apartment price increases are inseparable formulas. Therefore, since most railway projects see significant price increases after construction begins and continue to rise in stages over several years until opening, it is advantageous to secure properties early.”
Accordingly, there is growing interest in new housing supply around the Indeogwon~Dongtan Line. The standout project is ‘Uiwang Centline Desiang,’ launched by Taeyoung Construction in October through the redevelopment of the Ojeon ‘Na’ district in Uiwang, Gyeonggi Province. It consists of five buildings ranging from two basement floors to 38 floors above ground, with a total of 733 households. Among these, 532 units with exclusive areas of 37 to 98㎡ are planned for general sale.
Uiwang Centline Desiang features a prime location right in front of the planned Ojeon Station on the Indeogwon~Dongtan Line, making it a super-station area (planned). In particular, since Ojeon Station (planned) will be an express stop on the Indeogwon~Dongtan Line, it is just one stop from Indeogwon, and only three stops (by express train) to Dongtan Station going southbound.
Additionally, it is close to Gyeongsu-daero, offering excellent access to Anyang and Gunpo. The nearby Pyeongchon IC provides convenient access to the Seoul Metropolitan Area 1st Ring Expressway, allowing travel to major areas such as Gangnam, Gwacheon, and Pangyo within 30 minutes.
Furthermore, it boasts excellent infrastructure emphasized in the housing market. For education, Uiwang Elementary School is within walking distance, and nearby schools include Hoseong Middle School, Morak Middle School, and Morak High School, enabling 12 years of continuous education from elementary through high school in one area. The Pyeongchon academy district is also adjacent, making both public and private education easily accessible.
Large industrial complexes such as Anyang IT Valley and Gunpo First Industrial Complex are nearby, attracting demand from major companies like Hyundai Kefico and Lotte Chemical for close proximity between residence and workplace. Additionally, many companies are located nearby, ensuring strong demand for residential proximity to workplaces. The planned creation of an advanced R&D innovation hub focused on biotechnology in Dangjeong-dong, Gunpo, located close by, also draws attention.
Moreover, natural surroundings such as Moraksan Mountain, Morak Park, Bosikgol Children’s Park, and Ojeon-ro Family Park, along with the Morak Dullegil trail, provide a pleasant environment. Homeplus and Uiwang City Hall are also nearby, ensuring convenient access to daily living infrastructure.
The model house is scheduled to be set up near the project site in the Ojeon-dong area (Morak-ro intersection).
