Designation of Kumho 21 District Housing Redevelopment Maintenance Zone in Seongdong-gu

Seongdong-gu (District Mayor Jung Won-oh) announced on the 7th the designation of the "Geumho 21 District Housing Maintenance-type Redevelopment Project Maintenance Plan Decision and Maintenance Area Designation District Unit Plan (District) Decision and Topographic Map," which can be considered the first step of the redevelopment project.


The area around Geumho-dong 3-ga 1(il)-il in Seongdong-gu was designated as a housing redevelopment maintenance planned area according to the 2010 Seoul City Urban Residential Environment Maintenance Basic Plan, but the planned maintenance area was lifted in 2013, putting the project on hold. Then, in 2018, at the request of residents wishing to resume the project, a preliminary feasibility study for the redevelopment project began, and in 2020, the site was selected as a pilot project for urban and architectural innovation measures.


Subsequently, through procedures such as collecting opinions for the establishment of the maintenance plan (draft) and designation of the maintenance area, the maintenance area was officially decided and announced this time. Seongdong-gu plans to proceed with a direct establishment system of the association through the formation of a resident consensus group instead of the existing association establishment promotion committee procedure. In September, it plans to start a public support maintenance project specialized management service.


The Geumho 21 District Housing Maintenance-type Redevelopment Project maintenance area is a residential area adjacent to Geumnam Market, mostly consisting of old buildings constructed before 1990, and is known for having many steep slopes with a north-south axis gradient of about 20%, causing difficulties in walking and commuting.


Once the redevelopment project is completed, a total area of 75,447㎡ will be developed with apartment complexes up to 20 floors high, comprising 1,219 households (including 220 rental units) and auxiliary welfare facilities.


In particular, social welfare facilities, which are necessary for the area, will be established, and the complex will be developed as an open complex communicating with surrounding areas through public pedestrian pathways and parks within the complex. Through this, it is expected that the housing environment of the target site and surrounding areas such as Geumnam Market and low-rise and steep slope residential areas will be greatly improved.


Jung Won-oh, Mayor of Seongdong-gu, stated, “With the designation of the Geumho 21 District Housing Maintenance-type Redevelopment Project maintenance area, we will spare no tailored public support at each stage of the project to ensure smooth progress of the redevelopment project,” and added, “We expect the improvement of the residential environment in the Geumho-dong 3-ga 1(il)-il area to accelerate.”
