Urban Development Everywhere... Residential Improvement Accelerates Around Uijeongbu GTX Station Areas
Uijeongbu City’s real estate market is much more active and valuable compared to surrounding areas such as Yangju and Paju. This is because it offers excellent accessibility to Seoul and a desirable living environment. As Uijeongbu City continues to advance urban development projects to widen the gap with other regions, the real estate market is attracting even more attention.
The changes in Uijeongbu’s real estate market are due to rapid improvements in residential environments driven by ongoing urban development and maintenance projects throughout the city.
In particular, sites previously occupied by military bases, including those of the U.S. military that had hindered Uijeongbu’s development, are being transformed through urban development projects. These sites are now home to apartment complexes, convenience facilities, and infrastructure for citizens, while redevelopment and other maintenance projects are continuously reshaping the city.
For example, Uijeongbu Eulji University Hospital, which opened in March 2021, was built on the former Camp Casey site, a U.S. military return land, and the Gyeonggi Northern Office of Education has also been established there.
A metropolitan administrative town is being developed on the Camp Kyle and Sears sites, and the Camp LaGuardia return land will host apartment complexes, sports parks, and public offices.
Additionally, major development projects such as the Uijeongbu Rhythm City complex cultural convergence district urban development project, the Nokyang Station area urban development project, and the Ujeong residential land development project in Nokyang-dong, Uijeongbu City, are in full swing.
Maintenance projects are also underway in various locations. Brand-name apartments have already been completed in areas such as Ganeung Districts 1 and 2, Jungang Districts 2 and 3, Jangam District 4, and Songsan District 1. Meanwhile, Geumo District 1, Jangam Districts 3 and 5 are planning to launch general sales in the future.
In particular, with the confirmed groundbreaking of the GTX-C line at Uijeongbu Station, prices for nearby new apartments have also risen. According to Naver Real Estate, the 84㎡ units at Uijeongbu Station Prugio The Central, which moved in this year, are listed up to 800 million KRW, while the same-sized units at Uijeongbu Station Central Xi & We’ve Castle, closer to Uijeongbu Station, are listed at 1.1 billion KRW.
Industry experts say, “Significant development projects are being promoted in the previously limited development area of Uijeongbu, so steady changes are expected. Especially since the price burden is lower compared to Seoul’s Dobong, Gangbuk, and Nowon districts, demand is steadily flowing in from these areas, indicating high growth potential.” They added, “Moreover, with the GTX-C line shortening travel time to the southern metropolitan area, demand is expected to increase further.”
Meanwhile, POSCO E&C’s ‘The Sharp Uijeongbu Station Link City,’ scheduled for sale in October, is attracting attention as it will be located in Uijeongbu City. This is because it is expected to benefit directly and indirectly from various development projects.
‘The Sharp Uijeongbu Station Link City’ will be built on the Uijeongbu Camp LaGuardia urban development project site, consisting of six buildings ranging from three basement floors to a maximum of 48 floors above ground, with a total of 1,401 households. The unit types include ▲84㎡ with 1,058 households ▲112㎡ with 339 households ▲162㎡ with 2 households ▲165㎡ with 2 households, offering a wide range of large-sized units that provide high-quality residential conditions.
The transportation environment is also excellent. It is within walking distance of Uijeongbu Station on Line 1, a major transportation network in Uijeongbu City, and is adjacent to Heungseon Station on the Uijeongbu Light Rail Transit. Additionally, the suburban line running from Neunggok Station in Goyang City to Uijeongbu Station is scheduled to open next year, which is expected to further improve transportation convenience. The GTX-C line is also planned, with construction starting this year and opening scheduled for 2028. Once completed, it will take only about 20 minutes (five stops) to travel from Uijeongbu Station to Samsung Station.
Located near Uijeongbu Station, the complex also boasts excellent living infrastructure. A public complex office building, sports park, and cultural park are planned right in front of the complex. Furthermore, it offers convenient access to Shinsegae Department Store, Eulji University Hospital, CGV, Jeil Market, and the Rodeo commercial district.
Regarding the educational environment, Uijeongbu Seo Elementary School and Daon Middle School are within walking distance of the complex. Uijeongbu Middle School, Uijeongbu Girls’ Middle and High Schools, as well as a cluster of private academies, are also nearby, which is expected to satisfy families with children.
The promotional centers for ‘The Sharp Uijeongbu Station Link City’ are located in two places: Nowon-gu, Seoul, and Uijeongbu City, Gyeonggi Province. The model house is scheduled to open in October.
