The 'Aemuldanji' Dongbu Cargo Terminal Site to Feature a Landmark Up to 39 Floors Tall

A logistics, leisure, and residential complex with up to 39 floors will be built on the site of the Dongbu Cargo Terminal in Jangan-dong, Dongdaemun-gu, Seoul, which has fallen from a key hub of eastern logistics to a burden. The Seoul Metropolitan Government plans to develop it as a landmark tower along the Jungnangcheon Stream.

On the 23rd, Seoul announced that the Urban and Architectural Joint Committee held on the 22nd approved a revised designation and plan for the Dongbu Cargo Terminal district unit planning area. The site was once a key hub for eastern Seoul logistics but has been left as a simple parking lot, cited as a main cause of regional disconnection and hindrance to local development.


Accordingly, the city plans to develop the Dongbu Cargo Terminal site into a ‘logistics + leisure + residential complex’ to drive development in the northeastern area. This space will be a mixed-use development consisting of 528 residential units (204 apartment units and 324 officetel units) in a building with 6 basement floors and 39 above-ground floors, along with a total of five landmark office buildings.


The logistics facilities will focus on small-scale and daily logistics operations and will be located entirely underground to minimize residents’ concerns about noise and dust. The surrounding side roads and parts of Sagajeong-ro will be expanded and newly constructed to establish a new circulation road system, and a separate route for logistics vehicle entry and exit will also be prepared. Additionally, pedestrian safety will be greatly improved through separation of pedestrian and vehicle paths on side roads, public walkways, and publicly accessible open spaces.


On the ground floors, mixed-use buildings including neighborhood living facilities, office spaces, and residential units will be constructed to stimulate local revitalization. In particular, the eastern building will feature specialized architectural design to become a landmark tower along the Jungnangcheon Stream. Furthermore, to expand the insufficient living SOC (social overhead capital) facilities in the area, a complex public office building and a public contribution space with a waterfront ambiance along Jungnangcheon Stream will be created.


A Seoul city official stated, "We have prepared a plan to minimize local residents’ concerns about the Dongbu Cargo Terminal site by establishing it as a differentiated logistics facility and a representative mixed-use building in the northeastern area," adding, "It will be an opportunity to revitalize the stagnant area."
