Selection of Myeonmok 5-dong 172-1 Area as a Candidate Site for Rapid Integrated Planning Private Redevelopment

High Need for Residential Environment Improvement Due to Aging Houses and Semi-Basement Homes

Scheduled to Commence Maintenance Plan Establishment Service in the Second Half of the Year



Selected as a Rapid Integrated Planning Candidate Site in Myeonmok 5-dong, Jungnang-gu

Jungnang-gu (Mayor Ryu Gyeong-gi) announced that the Myeonmok 5-dong 172-1 area was finally selected on the 18th as a candidate site for Seoul’s Rapid Integrated Planning housing redevelopment. With this, the total number of redevelopment and reconstruction project sites in Jungnang-gu has increased to 19.


Rapid Integrated Planning is a public support plan by the Seoul Metropolitan Government that provides guidelines balancing public interest and business feasibility from maintenance planning to architectural design, enabling redevelopment and reconstruction to proceed swiftly.


The Myeonmok 5-dong 172-1 area (site area 47,798㎡) is densely populated with residential buildings such as single-family and multi-family houses, with about 80% of the buildings being aging houses constructed over 20 years ago, and semi-basement homes accounting for approximately 70% of the housing.


Additionally, the area has a high need for residential environment improvement due to issues such as illegal parking and narrow roads.


The district government intends to promote Rapid Integrated Planning in this area to transform the aging low-rise residential area into a pleasant living environment and expand infrastructure such as roads to create a better city. The selected site is scheduled to begin the maintenance plan establishment service in the second half of this year.


Ryu Gyeong-gi, Mayor of Jungnang-gu, stated, “The selection of this candidate site for private redevelopment under Rapid Integrated Planning is a result that demonstrates the continuous efforts and determination of Jungnang-gu residents and the district government toward low-rise residential area development. We will continue to devote all efforts to developing low-rise residential areas to create a pleasant and livable city.”


The district has prepared three measures to prevent speculative activities that may arise as redevelopment projects become active: announcement of the rights calculation reference date, restriction on building permits, and designation of land transaction permission zones. The rights calculation reference date for the sites selected this year will be officially announced as January 28, 2022.
