Recently, in the real estate pre-sale market, there has been talk that "now is the cheapest time for pre-sale prices." This is because cement prices have increased since September this year, making a rise in new apartment pre-sale prices inevitable.
According to the cement industry on August 10, Hanil Cement and its affiliate Hanil Hyundai Cement notified the ready-mixed concrete industry that from September 1, the price of cement will increase by 12.8%, from 105,000 KRW per ton to 118,400 KRW per ton.
Amid this, there are forecasts that the rise in cement prices will push up new apartment pre-sale prices. According to the Korea Construction Industry Research Institute's report titled "The Ripple Effect of Cement Price Instability on Construction Material Costs," if cement prices rise by 7% from the current level, an additional construction cost of 48 million KRW is required for a residential building worth 10 billion KRW, and if prices increase by 10%, an additional 68 million KRW is needed. The increased construction costs directly lead to higher pre-sale prices, which are passed on to consumers, increasing their burden.
The industry expects that the rise in cement prices, which accounts for a significant portion of construction unit costs, is likely to lead to higher pre-sale prices in the future.
Meanwhile, Hyundai Engineering is currently selling "Hillstate Sokcho" in the Geumho-dong area of Sokcho City, Gangwon Special Self-Governing Province. The complex is composed of 11 buildings, ranging from 3 basement floors to 25 above-ground floors, with a total of 925 units of exclusive areas of 84 and 104 square meters. Financial benefits such as a fixed contract deposit system (first payment of 10 million KRW) and 60% interest-free loans for intermediate payments are applied.
