- First Investment Attracted to Gyeongbuk·Gumi Defense Industry Innovation Cluster Designated Last April Accelerates Development
- Rising Regional Value, Economic Revitalization, and Population Influx Boost 'Real Estate Market' Sentiment
Gumi City in Gyeongbuk Province is raising expectations that the local value will significantly increase as the city takes a major step forward as a defense industry city, along with the recent government announcement designating a semiconductor specialized complex.
Hanwha Systems announced on the 26th that it held a groundbreaking ceremony for the construction of a new business site for investment in the defense industry sector at the former Hanwha Gumi Factory in Gumi 1 Industrial Complex. Hanwha Systems plans to produce military-related surveillance and reconnaissance systems and combat command systems here and supply them to domestic defense industry companies, investing 200 billion KRW and starting production from 2024. As the first outcome, once the factory is completed, it is expected to create an additional 250 jobs, drawing considerable attention.
That is not all. Following this, investments related to the defense industry are continuing in Gumi City. Notably, LIG Nex1 plans to invest 110 billion KRW by 2024 to complete a factory in Gumi 1 Industrial Complex and produce advanced weapons such as unmanned surface vessels. Additionally, Gyeongsangbuk-do Province, Gumi City, and the Defense Technology Promotion Institute have formed a project group to support the growth of local small and venture defense companies, which is the original purpose of the Gyeongbuk-Gumi Defense Innovation Cluster project.
With such significant positive developments continuing, Gumi City is expected to see an increase in local value, economic revitalization, and steady inflow of residential demand, leading to a heated real estate market atmosphere.
A real estate official from Gumi City stated, “Among these, interest in real estate around Gumi 1 Industrial Complex, where Hanwha Systems and LIG Nex1 announced their investments, is rising sharply. Inquiries about apartments as well as land are continuously coming in.”
Meanwhile, 'e-Pyeonhansesang Gumi Sangmo Trivenue,' introduced by DL Construction, is emerging as the biggest beneficiary complex, with contract inquiries pouring in daily.
A sales official said, “Sangmo District is close not only to the 1st Industrial Complex but also to the 2nd and 3rd complexes, making it expected to become the core residential area supporting Gumi City's defense industry city initiative. Demanders aiming to secure future value continue to visit. Also, with the previously announced semiconductor specialized complex benefit, inquiries related to contracts are increasing.”
Meanwhile, e-Pyeonhansesang Gumi Sangmo Trivenue will be built in the Sangmo-dong area of Gumi City, consisting of 6 buildings ranging from 3 basement floors to 27 above-ground floors, with exclusive areas of 84 to 116 square meters, totaling 620 households.
The complex boasts proximity to Gumi National Industrial Complex for easy commuting and a pleasant residential environment. In particular, it is near the scenic Geumosan Mountain and the Saemaeul Movement Theme Park, a large-scale park of approximately 247,000 square meters, allowing residents to enjoy abundant green spaces nearby.
Additionally, it is close to the Gumi and Namgumi ICs on the Gyeongbu Expressway, and nearby are Gumi Station on the Gyeongbu Line and Sagok Station (scheduled for 2024), a planned station on the Daegu Metropolitan Railroad. The Gumi-Gunwi Expressway (confirmed by the Ministry of Land, Infrastructure and Transport) is also planned, making the transportation environment excellent.
e-Pyeonhansesang Gumi Sangmo Trivenue minimizes the initial financial burden for contract holders by offering a fixed first installment of 10 million KRW and a full 60% interest-free benefit on the interim payment. Additionally, all households are provided with free balcony expansion. Furthermore, the complex offers built-in wardrobes in all three bedrooms, island cabinets, and entrance pantries free of charge, which is expected to further reduce the price burden for demanders.
e-Pyeonhansesang Gumi Sangmo Trivenue is currently conducting first-come, first-served contracts at the housing exhibition hall, which is located in the Sinpyeong-dong area of Gumi City.
