‘Beonyeong-ro Centridge,’ set to become a new landmark in Jung-gu, Ulsan, announced that it will begin leasing its in-complex commercial spaces later this month.
Beonyeong-ro Centridge is a large-scale complex consisting of 29 buildings with a total of 2,625 households, ranging from three basement levels to 25 floors above ground. The neighborhood living facilities cover approximately 4,700 pyeong (about 15,500 square meters) across five commercial complexes within the complex, offering a total of 61 units for lease in various sizes.
This location is adjacent to the largest commercial district in Jung-gu, Ulsan. Along with an established fixed customer base, the area benefits from diverse surrounding infrastructure, resulting in abundant foot traffic. Within Jung-gu, the ratio of commercial spaces to the number of households is low, while tenant demand is high, giving these commercial units exclusive scarcity value with virtually no vacancies.
Accordingly, the in-complex commercial spaces at Beonyeong-ro Centridge can accommodate a wide range of businesses?from large franchises to real estate, F&B, specialty coffee shops, academies, and esthetic clinics?supported by a solid and diverse customer base.
The site is expected to attract high interest in new commercial buildings due to the aging of existing commercial areas. The influx of demand from redevelopment projects is anticipated to increase foot traffic, and once the tram development at the project site is completed, including the transfer station for lines 2 and 4, foot traffic is expected to rise further. Additionally, foot traffic and tenant demand are abundant via the Northern Ring Road and Myeongnyun-ro.
Most importantly, the site is close to Ulsan Youth Street, the largest commercial district in Jung-gu, and various commercial infrastructures are well established. A new commercial district is expected to emerge, transforming the image of the aging old downtown commercial area and revitalizing the population inflow. With urban regeneration projects underway due to redevelopment in Jung-gu, once nearby redevelopment is completed, approximately 10,000 households within a 1 km radius will form a secured customer base.
Furthermore, the surrounding area includes seven schools?elementary, middle, and high schools?forming a dense school district in Jung-gu. The nearby area, including Boksan 2-dong, hosts a total of 75 academies, ensuring sufficient demand centered on students.
A leasing official for the Beonyeong-ro Centridge in-complex commercial spaces stated, “As these commercial units are located in a jar-shaped commercial district with a fixed customer base, excellent location, and development prospects, securing abundant customer demand, early sell-out is expected.”
