The 30s and 40s generation often consists of parents with young children, and with a high proportion of dual-income couples, they prefer school district locations that allow for quick and safe commuting to school. As this 30s and 40s generation has become a major force in the housing market, apartments with excellent educational environments are gaining popularity.
According to the Korea Real Estate Board, in the first half of this year, out of a total of 203,437 apartment sales nationwide, 52.6% (107,164 transactions) were purchased by people in their 30s and 40s. In other words, one out of every two recent apartment buyers belongs to the 30s and 40s generation. Since many of them have children, the top priority when choosing an apartment is the educational environment for their children.
School district apartments are located adjacent to schools, enabling safe commuting for children through the blocking of harmful facilities and school zones. In fact, under the Act on the Protection of Educational Environment, facilities that emit pollutants or are harmful to youth cannot be established within a straight-line distance of 200 meters from the boundary of a school or a planned school site. Additionally, the presence of academies, reading rooms, and study rooms around schools helps foster a strong school district and a studious atmosphere.
An industry insider said, "Since young parents have a very high interest in their children's education, whether schools are well established nearby is an essential consideration in the apartment purchasing process. As long as parents who do not spare investment in education continue to demand, the popularity of residential areas with excellent educational environments is expected to persist."
Amid the rising popularity of school district infrastructure, the pre-sale news of 'Hyosung Harrington Place Mokgam Station' in Siheung City is attracting attention.
Hyosung Harrington Place Mokgam Station, located in the Nongok-dong area of Siheung City, Gyeonggi Province, will be developed with a total of 145 households in buildings up to 26 stories high, all of which will be sold to the public. The number of units by exclusive area is 123 units of 56㎡ and 22 units of 71㎡. To alleviate consumer concerns following recent cases of poor construction, the project has adopted a pre-construction system, and move-in is scheduled for January 2024.
Applications will begin with special supply on August 7, followed by first-priority applications on August 8. The announcement of winners is scheduled for August 16, and the official contract period is from August 30 to September 1.
Hyosung Harrington Place Mokgam Station offers a safe walking school commute zone where residents can go to school without crossing roads. Mokgam Elementary School and Nongok Middle School are within a 5-minute walk, easing concerns about children’s commuting safety, and the nearby Mokgam Library further enhances the educational environment.
