Chungbuk Sinyeong Ziwell Prugio Technopolis Central Residential Officetel Draws Attention

As the real estate market, which was frozen solid last year, begins to warm up gradually this year, the Chungbuk region is showing signs of recovery.


According to the monthly Real Estate Market Consumer Sentiment Survey released by the Korea Research Institute for Human Settlements, the consumer sentiment index for the Chungbuk housing sales market, which had been below the baseline of 100 for four consecutive months since October last year (93.6), rose to 107.6 in February this year and further increased to 120.8 in June. This figure is 6.7 points higher than the national average (114.1) and 8.7 points higher compared to the same period last year (112.1).


With the recovery of buying sentiment, transaction volumes have also increased significantly. According to the Ministry of Land, Infrastructure and Transport’s Real Transaction Price Disclosure System, the number of apartment sales transactions in Chungbuk rose from 2,958 in the fourth quarter of last year to 4,268 in the first quarter of this year, an increase of about 1.5 times, and exceeded 4,800 in the second quarter.


While expectations for the real estate market recovery are rising, regional temperature differences are emerging, and industry experts attribute Chungbuk’s rapid recovery to its “abundant job opportunities.”


Cheongju City boasts large-scale industrial complexes such as the Ochang Science Industrial Complex, Cheongju Technovalley, and Cheongju General Industrial Complex, making it a place with abundant job opportunities even within Chungbuk. The three complexes that recorded high subscription competition rates in Chungbuk this year are all supply complexes located in Cheongju City, Chungbuk.


Specifically, “Shinyoung Ziwell Prugio Technopolis Central” attracted 34,886 applicants for 473 households (excluding special supply) during the first priority subscription in May, recording an average competition rate of 73.75 to 1, drawing significant attention. Other Chungbuk Cheongju City supply complexes such as “Harrington Place Technopolis (57.59 to 1)” and “Cheongju Technopolis Hildesheim (48.27 to 1)” also showed healthy market conditions by recording double-digit subscription competition rates rarely seen recently.


An industry insider said, “This year, ‘jobs’ are cited as the key keyword for the success of the supply market, and regions with quality jobs are gradually regaining vitality. Typically, places where jobs are concentrated have well-developed infrastructure, resulting in high residential preference as well as investment value.”


In this situation, quick-moving actual demanders and investors are seeking prime complexes within Chungbuk. By securing complexes with high potential for price increases, they can expect capital gains when the market fully recovers.


A representative example is Shinyoung’s residential officetel supply following the “Shinyoung Ziwell Prugio Technopolis Central” apartment in Cheongju City, Chungbuk. The excellent location and high future value were already proven through the successfully sold apartment in May.


In particular, it attracts attention with product competitiveness that surpasses the limitations of existing officetels.
