Nationwide Unsold Homes Decrease for 4 Consecutive Months... 'Malignant Unsold Homes' Continue to Rise

The number of unsold houses nationwide has decreased for four consecutive months. However, post-completion unsold houses, classified as 'malignant unsold,' continue to increase.


As of the end of June, the Ministry of Land, Infrastructure and Transport announced that the total number of unsold houses nationwide was 66,388 units. This is a 3.6% decrease compared to the previous month (68,865 units). Since March (-4.4%), when the number of unsold houses turned to a decline for the first time in 11 months, the downward trend has continued for four consecutive months.

The number of unsold houses in the Seoul metropolitan area was 10,559 units, down 2.2% (240 units) from the previous month (10,799 units), while the provinces recorded 55,829 units, a 3.9% decrease from the previous month (58,066 units).


Seoul recorded 1,181 units, a 3.2% increase compared to the previous month (1,144 units). Compared to the 8.1% increase at the end of May, the growth rate has somewhat slowed.


In the provinces, Daegu had the highest number of unsold houses at 11,409 units, followed by Gyeongbuk (8,276 units), Gyeonggi (7,226 units), and Chungnam (7,023 units).


Sejong, where unsold houses are rapidly being depleted, recorded 86 units, down 24.5% in this survey, showing the highest rate of decrease. In the previous survey, Sejong also saw a 26.9% decrease (from 156 to 114 units).


Contrary to the overall decline in unsold houses, post-completion unsold houses nationwide increased by 5.7% (507 units) to 9,399 units compared to the previous month (8,892 units).


Housing sales transactions, which had been showing a slight recovery nationwide, slowed somewhat. In June, the total number of housing sales nationwide was 52,592, down 4.7% from the previous month (55,176). Compared to the same month last year (50,304), it increased by 4.5%.


By region, the Seoul metropolitan area (23,989 transactions) decreased by 3.0% from the previous month, and the provinces (28,603 transactions) decreased by 6.0% from the previous month.


The total volume of jeonse and wolse (monthly rent) transactions, combining lease reporting system data and fixed-date reporting data (based on reporting date), was 213,265 transactions, down 23.0% from the previous month (276,950 transactions). By lease type, jeonse transactions (97,964) decreased by 14.4% from the previous month, while wolse transactions (115,301) decreased by 29.0% from the previous month.
