The station area development district, often called a "mini new town," is gaining attention. This is because not only does a large-scale residential complex form, dramatically improving living infrastructure, but the transportation development benefits also raise expectations for future increases in real estate value.
The station area development district involves creating various infrastructures such as residential, tourism, cultural, and commercial facilities centered around railway stations within designated development zones. It is expected to revitalize the local economy, improve living standards, and enhance the urban environment. In fact, since it essentially creates a new city, the real estate industry often refers to it as a "mini new town."
Due to these characteristics, areas around station area development districts are advantageous for real estate value appreciation. Convenient commuting environments are established around subway stations, and various living infrastructures are expanded, making these areas highly preferred by homebuyers. Accordingly, regions benefiting from station area development districts are maintaining a positive trend even amid today's uncertain market conditions.
One area recently gaining attention in the metropolitan area is the Guri Galmae district. This place is considered the biggest beneficiary of the Guri Galmae station area development. According to the Ministry of Land, Infrastructure and Transport, the Guri Galmae station area development covers approximately 799,000㎡ in Galmae-dong, Guri-si, Gyeonggi-do, supplying about 6,300 housing units. The estimated population to be accommodated is about 15,800 people.
Once the Guri Galmae station area development is completed, the Guri Galmae district will become home to nearly 50,000 residents. This means the Guri Galmae district is expected to become a central area where about 25% of Guri-si's total population (approximately 188,000) resides. Furthermore, since Guri-si has expressed intentions to establish the largest academy district in northeastern Gyeonggi at the Galmae station area, the value of this area is expected to rise even further.
It is also noteworthy that various transportation development benefits are anticipated. First, near Guri Galmae-dong, the extension of Subway Line 8, the Byeollae Line, is about to open. The Byeollae Line starts from Amsa Station in Seoul, spans a total of 12.9 km with six stations, and is scheduled to open in June next year. The Byeollae Line also includes plans for the GTX-B line and currently operates the Gyeongchun Line. Recently, residents of Galmae-dong, Guri-si, submitted a petition regarding the GTX-B Galmae Station stop, reflecting the residents' strong desire for improved transportation in the Guri Galmae district.

Meanwhile, a new residential complex in the Guri Galmae district is about to welcome residents. The "Byeollae Station Ziwell Estate 1 & 2 Complex" is the protagonist, consisting of a total of 165 residential officetel units with exclusive areas of 84㎡, ranging from basement level 2 to ground level 10. Move-in is scheduled to begin next month, and it is expected to become a representative residential complex of the Guri Galmae district.
"Byeollae Station Ziwell Estate 1 & 2 Complex" is located right next to the Guri Galmae station area. Therefore, it is expected that residents will be able to quickly and conveniently use various living infrastructures to be developed in the future. In particular, the fact that Byeollae Station on the Gyeongchun Line is just a 3-minute walk away, making it an ultra-station area, is noteworthy. Accordingly, it is expected to form abundant housing demand, especially among office workers commuting to major downtown areas in Seoul.
The existing living infrastructure is already excellent. Large marts such as E-Mart Byeollae Branch are nearby, and the Byeollae Station commercial district is also convenient to use. Additionally, it is close to Galmaecheon Stream, Hyupdong Park, and the Gyeongui Line Forest Trail, making it suitable for enjoying a pleasant residential environment.
Moreover, the opportunity to enjoy various new town living zones is also attracting attention. The Guri Galmae district is home to Dasan and Byeollae New Towns, which are emerging as central residential areas of Namyangju-si. Dasan New Town includes the Hyundai Premium Outlet Space One complex shopping mall, cultural centers for exhibitions, viewing, hobbies, and cultural activities, as well as a Megabox cinema. The Dasan Art Hall hosts musicals, concerts, and performances. Meanwhile, Byeollae New Town is close to E-Mart Byeollae Branch, Lotte Cinema Byeollae Branch, Costco Sangbong Branch, and the Guri Agricultural and Marine Products Wholesale Market.
Expectations are also high for the living zone of the 3rd New Town Wangsuk district. The Wangsuk district plans to develop a large-scale residential complex with about 66,000 housing units on approximately 3.43 million pyeong of land. As a representative area of the 3rd New Town, various living infrastructures are expected to be rapidly established in the surrounding area.
