This Year in the Second Half, 30,000 Households Scheduled for Sale in Seoul... Over 168,000 Households Nationwide

As Real Estate Stirs, Gyeonggi and Seoul Prepare for Housing Sales

As the real estate market froze sharply last year, construction companies that had been postponing pre-sales are now gearing up for full-scale pre-sales centered around Seoul this year.


According to a Real Today survey on the 22nd, 168,132 apartment units (excluding rentals and including preliminary subscriptions) are scheduled for pre-sale nationwide in the second half of this year.

The number of general pre-sale units is 116,775, which is 2.6 times more than the 44,360 units in the first half of this year.


By region, Gyeonggi Province is expected to supply the largest number with 37,155 units. In Seoul, 30,855 units are scheduled for supply, with 9,702 units available for general pre-sale. Incheon has 14,809 units planned for pre-sale.


Other regions include Busan (13,876 units), Gwangju (10,798 units), Chungbuk (10,207 units), Gyeongnam (8,954 units), Daegu (7,293 units), Chungnam (6,705 units), Jeonbuk (6,384 units), Daejeon (5,980 units), Gangwon (5,680 units), and Ulsan (3,474 units).


In the three Gangnam districts of Seoul (Gangnam, Seocho, Songpa), pre-sales are scheduled for October with 'Raemian One Pentas' (641 units) in Banpo-dong, Seocho-gu, followed by 'Bangbae Samik' (721 units) in Bangbae-dong, Seocho-gu, and 'Raemian Leventus' (308 units) in Dogok-dong, Gangnam-gu in November.


Other expected pre-sales in the second half include 'Cheongdam Le El' (1,261 units) in Cheongdam-dong, Gangnam-gu, 'Jamsil Raemian I-Park' (2,678 units) in Sincheon-dong, Songpa-gu, 'Sinbanpo Maple Xi' (3,307 units) in Jamwon-dong, Seocho-gu, and 'Raemian One Perla' (1,097 units) in Bangbae-dong, Seocho-gu.


The Gangnam 3 districts are subject to the pre-sale price ceiling system, which raises expectations for high capital gains, and there are also lottery-based units for exclusive areas under 85㎡, attracting buyers' attention.


Additionally, large-scale complexes with more than 3,000 units are also preparing for pre-sale, including 'Imun I-Park Xi' (4,321 units) and 'Raemian La Grande' (3,069 units) in Imun-dong, Dongdaemun-gu, Seoul; 'Sanseong Heriston' (3,510 units) in Sanseong-dong, Seongnam-si, Gyeonggi; 'Vermontro Gwangmyeong' (3,344 units) in Gwangmyeong-dong, Gwangmyeong-si, Gyeonggi; and 'Gwangju Grand Xi Forena' (3,214 units) in Unam-dong, Buk-gu, Gwangju.
