Rising Sale Prices Make Now the Best Time to Buy: 'Foretna Incheon Hakik' Launching in August

Recently, as raw material prices and labor costs have risen, causing apartment sale prices to inevitably increase, interest in newly launched apartments is growing. This is because anxiety is spreading that prices will continue to rise not only in the second half of this year but also next year, creating a perception that now is the right time to purchase a home.


According to data from Real Estate R114, sale prices have surged significantly over the past two years. In 2021, the nationwide sale price per 3.3㎡ was 13.05 million KRW, which increased by 2.17 million KRW to 15.22 million KRW in 2022. This year also recorded a large increase. The average sale price up to June 2023 was 17.83 million KRW, up 2.07 million KRW compared to the previous year.


Accordingly, buyers are actively moving to secure new complexes with reasonable prices before prices rise further. In March this year, 'Yeongdeungpo Xi Dignity,' launched in Yeongdeungpo-gu, Seoul, attracted 19,478 applicants for 98 households (excluding special supply), recording a high first-priority subscription competition rate of 198.76 to 1 on average.


In February this year, 'The Sharp Arte,' launched in Juan-dong, Michuhol-gu, Incheon, saw a rapid increase in contracts as the perception that 'now is the cheapest' grew due to soaring sale prices. Currently, all units except some small-sized ones have been contracted.


Meanwhile, ‘Forena Incheon Hakik,’ supplied by the Hakik 4 District Housing Redevelopment Maintenance Association and constructed by Hanwha Construction Division, is scheduled for sale in August. The complex, located in Hakik-dong, Michuhol-gu, Incheon Metropolitan City, will consist of 5 buildings ranging from 2 basement floors to a maximum of 29 floors above ground, with a total of 562 households of 39 to 84㎡ in exclusive area, of which 250 units are for general sale.


The complex is situated in the center of the Incheon Hakik District, which is expected to become a branded town of about 5,000 households in the future. Currently, the Hakik-dong and Juan-dong areas are attracting attention as emerging residential areas in Incheon due to active urban renewal projects on a mini-new town scale.


As a newly emerging residential area, it also boasts excellent living infrastructure. Elementary, middle, and high schools such as Yeonhak Elementary, Inju Elementary & Middle, Hakik Elementary & High, Hakik Girls’ High, and Inha University-affiliated High School, as well as Inha University, are all within 1.2 km, allowing for walking commutes and providing excellent educational conditions. Convenience and leisure facilities such as Homeplus, CGV Incheon Hakik, Incheon Munhak Stadium, Seonhak Stadium, Inha University Hospital, Incheon District Court, and Incheon District Prosecutor’s Office are easily accessible.


The complex offers easy access to Incheon-daero and the 2nd Gyeongin Expressway via Munhak IC and Dohwa IC, enabling wide-area travel to Seoul, Pangyo, Bundang, and more. It also provides convenient access to Songdo International City and Cheongna International City via Michuhol-daero. Additionally, the Suin-Bundang Line’s Inha University Station and Hakik Station (scheduled to open in 2026) are within 2 km of the complex.


The Forena brand’s unique complex layout also stands out. The complex maximizes sunlight and ventilation by orienting most units southward. Furthermore, it secures maximum landscaping space with wide distances between buildings and is designed as a park-type complex minimizing above-ground parking. It plans to enhance residents’ living satisfaction by providing various community and shared facilities such as Merry Kids Ground (children’s playground), Cafe Breeze (central plaza), daycare center, small library, senior citizens’ center, fitness center, golf practice range, school bus station, and household storage.


The move-in date for Forena Incheon Hakik is scheduled for April 2026.
