Namgwang Construction announced on the 10th that the ‘Osan Segyo Howstory The Central’ complex, supplied in the Gweoldong area of Osan City, is currently available for first-come, first-served unit and floor designation contracts.


This complex is located within approximately 10 km radius of the recently highlighted real estate market area, the Yongin Namsa Semiconductor Cluster (8.7 million㎡) valued at about 300 trillion KRW. Moreover, it is situated near major industrial complexes such as Osan Gajang 1.2 Industrial Complex, Sema General Industrial Complex, Dongtan General Industrial Complex, and LG Digital Park, where large corporations are concentrated, making it a promising residential area for about 140,000 workers.


Osan Segyo 2 District is being developed as a mini new town-scale residential area with a total floor area of 2,807,000㎡ and a population capacity of about 18,000 households, covering Gweoldong, Geumamdong, Gajangdong, and Gasudong in Osan City. It is expected to form a representative living zone in southern Gyeonggi Province along with nearby Hwaseong Dongtan New Town and Pyeongtaek Godeok District.


Additionally, to the east, it is adjacent to Gweoldong Rodeo Street and the old downtown of Osan, including administrative, cultural, and shopping facilities, enabling convenient living. It also offers abundant green spaces and park facilities such as Gyeonggi Provincial Mulhyanggi Arboretum, Osancheon Stream, and Children’s Park, allowing for an eco-friendly lifestyle. Within walking distance are Daeho Elementary and Daeho Middle Schools, and Osan High School and Osan University are also nearby.


With easy access to the Gyeongbu Expressway, National Route 1, Pilbong Tunnel, and Sammi Tunnel, it secures excellent transportation connectivity to Seoul and the metropolitan area. In particular, the opening of Sammi Tunnel connecting Unam District (Geumo Bridge) to Segyo 1 District (Segyo 19 Complex) and Pilbong Tunnel (City Route 6) connecting Osan and Hwaseong has significantly reduced travel time between Segyo District and Dongtan 2 New Town, enhancing commuting convenience in the Dongtan area. Osan University Station on Subway Line 1 is nearby, and with the announced extension plan of the GTX-C Line (scheduled to start construction in 2023), which will be one station away from Osan Station, accessibility to Seoul (Samseong Station) will improve further upon the GTX-C Line opening.


Excellent sales conditions also stand out. While Osan Segyo 2 District is a public land development area with a 10-year re-winning restriction, 3-year resale restriction, and 3-year residence requirement, Osan Segyo Howstory The Central is a private land development area free from such regulations. Currently, first-come, first-served unit and floor designation contracts are underway with no re-winning restrictions, a 6-month resale restriction allowing resale of the sales rights before the first installment of the interim payment, and no mandatory residence period.


‘Osan Segyo Howstory The Central’ consists of two buildings ranging from 3 basement floors to 26 above-ground floors, with a total of 192 units sized between 68㎡ and 75㎡. By unit size, there are 48 units of 68㎡, 48 units of 71㎡, and 96 units of 75㎡.
